Abstract
Description
FIELD OF THE INVENTION 5 The present invention relates generally to draining water off building structures. In particular, the present invention relates to a linear drain system for terminating installed tiles at the edges of balconies or terraces and redirecting water away from the walls below. 10 BACKGROUND OF THE INVENTION It should be noted that reference to the prior art herein is not to be taken as an acknowledgement that such prior art constitutes common general knowledge in the art. 15 Most residential or commercial buildings with one or more stories will normally consist of some form of balcony structure extending horizontally from an outer vertical wall of the building with a free edge opening away from the building structure. For safety purposes some form of railing system is typically 20 mounted atop the balcony free edge. In modern construction, residential and commercial buildings are typically formed from a structural system made largely of reinforced concrete and steel. Smaller residential properties are constructed of aluminium, steel or timber frames with balconies extending horizontally from an outer vertical wall with an underlying deck or joist construction. In buildings 25 constructed for residential purposes, in particular multi-story buildings several balconies of the same or similar size are aligned vertically one above the other. Balconies are typically constructed as a suspended or cantilevered concrete slab with steel reinforcing. To enhance the finish of the balcony, the 30 concrete slab is covered with some form of ceramic or stone tile. In order to avoid any water penetrating through the tiles to the porous concrete a waterproof membrane is laid between the tile and the concrete slab. If water manages to seep between the tiles or through cracks in the tiles the waterproofing membrane 2024201013 16 Feb 2024 is designed to protect the slab from water ingress and the potential onset of concrete cancer. As the balcony extends horizontally from an outer vertical wall of the 5 building it will ultimately be exposed to outdoor environmental conditions. Rain and other water will land on the balcony and this water needs to be directed off the balcony or into a drain. It is important to remove water from the floor of tiled balconies from both a health and safety perspective but also the need to ensure water does not pond on the balcony. Any water which is directed off the balcony 10 will drain down the outer edge of the balcony or onto the vertical face of the building, this causes staining and moss build up and in multi-story residential buildings is one of the major sources of disputes between residents. One of the solutions for preventing the staining of the outer edge of the 15 balcony is to install a profiled drip edge element along the external perimeter of the balcony to direct water away from the edge of the balcony. The drip edge element is anchored to the balcony by an arm extending from one side of the element with tiles laid over the arm and up to the edge of the balcony. A tile edge extends vertically upward from the mounting arm to protect the outer edge of the 20 tiles mounted over the arm. The drip edge element is designed to slow the flow of water over the edge of the balcony and redirect the water away from the balcony edge and therefore avoid the staining of the vertical edge face of the balcony or building. 25 These devices have proven to be problematic in overcoming the staining problem. For example, in heavy rain conditions where large quantities of water are washing over the free edge of the balcony the drip edge element is often, not sufficient to ensure the water is directed outward away from the outer edge of the balcony. Also, given the somewhat intricate shape of the drip edge element 30 makes it somewhat difficult when it comes to joining two drip edge elements together to extend along the length of the perimeter of the balcony. In most cases a gap is simply left between adjacent elements. 2024201013 16 Feb 2024 To assist with the problem of water draining over the free edge of the balcony a drainage system can be installed along the free edge or adjacent to the free edge. A linear or strip drain system is commonly used where there is need to drain a generally extended flat surface, such as a balcony or a section of 5 a building floor. In most installations the strip drain is mounted to the balcony with a tile on opposite sides of the strip drain which places the drain at least a tile width away from the edge of the balcony. This type of installation is common due to the placement of the drip edge on the free edge of the balcony with the arm which extends from the drip edge. The current design with the attaching wing 10 which is anchored to the balcony does not easily allow for the installation of a strip or linear drain adjacent to the outer edge of the balcony. Clearly it would be advantageous if a balcony edge drainage system could be devised that helped to at least ameliorate some of the shortcomings described 15 above. In particular, it would be beneficial to provide a balcony edge drainage system with a linear drain system for terminating installed tiles at the edges of balconies or terraces and redirecting water away from the walls below. Fig. 1 shows a sectional end profile of an outer edge of a balcony building panel 11, 5 such as in particular a balcony slab or a comparable building slab with a balcony drainage installation 10. An upper surface 9 of the building panel 11 has the drip edge element 20, linear strip drain 15 and tiles 14 mounted thereon. The building panel 11 also has a front vertical side wall 12. The drip edge element 20 is mounted at the junction between the vertical side wall 12 and the upper side 9 of 10 the building panel 11. The drip edge element 20 comprises a mounting leg 21 for abutment on the upper surface 9 of the building panel 11, vertical closing leg 22 and a water drainage leg 23, the vertical closing leg 22 and the drainage leg 23 extend from 15 opposite sides of the mounting leg 21. The water drainage leg 23 has a first vertical section which is positioned to lie against the vertical side wall 12 and an angled section with a lip 24. The first vertical section is supported off the vertical side wall 12 by two longitudinal, rounded webs. In a corner region between vertical closing leg 22 and mounting leg 21 is a drainage channel integrally 20 formed in the drip edge element 20. The drip edge element 20 is secured to the junction between the vertical side wall 12 and the upper surface 9 of the building panel 11 by a tile 14 placed over the mounting leg 21. A waterproof membrane is first applied to the upper 25 surface 9 of building panel 11. The waterproof membrane can be in the form of compressed fibre cement sheet or may be a liquid waterproof membrane which is painted onto the upper side 9. Tile adhesive then secures the drip edge element 20 and the tile 14 in place on top of the compressed fibre cement sheet. The outer edge of the outer tile 14 abuts against the vertical closing leg 22 of the 30 drip edge element 20. On the opposite edge of the outer tile 14 a linear strip drain 15 is positioned and runs longitudinally between tiles 14. The linear strip drain 15 is formed as an elongate channel section with a longitudinally extending trough 16. The 2024201013 16 Feb 2024 trough 16 has a floor with a pair of walls extending vertically upward from opposing longitudinal edges of the floor. An insert 17 is releasably disposed in the elongate channel section to overlie the trough 16. The insert 17 has a planar top wall with a plurality of slots which allow the flow of water into the trough 16. 5 The linear strip drain 15 is designed for outdoor balconies and installed with tiles 14 on both sides of the lineal drain 15. In most installations, this linear strip drain 15 would run from one end to other end of the balcony. Fig. 2 shows another example of a drip edge element 20A. The drip edge 10 element 20A has the wing 21A extending substantially vertically from the front portion 22A and the drip edge projection 24A. A tile 14 is positioned over and secures the wing 21A of the drip edge element 20A in position on the edge of the balcony 11. The drip edge projection 24A extends away from the vertical wall 12 of the balcony 11 to direct water away from the vertical wall 12 of the balcony 11. 15 The present invention was designed to provide a linear drain system 40 which could be positioned at the edge of a balcony or terrace and used to terminate installed tiles 14 at the edges of the balconies or terraces. The linear drain system 40 also redirects water flowing over the linear drain portion 50 from 20 the balcony or terrace away from the vertical walls 12 adjacent to the edges of the balcony or terrace to avoid or at least assist with preventing staining and moss build up on the vertical walls 12. The present invention in its broadest form provides a floor drain assembly 25 40 for balconies and like outwardly extending external aspects of a building structure. The floor drain assembly 40 has an elongate channel section forming a longitudinally extending trough. The trough having a floor 41 with a first interior surface shape and a pair of wall sections 42 extending substantially vertically upward from opposing longitudinal edges of the floor 41. An insert 50 is 30 releasably disposed in the elongate channel section to overlie the trough floor 41. The insert 50 has a planar top wall 51 with a pair of side walls 52 extending orthogonally from opposing longitudinal edges of the top wall 51. At least one outlet assembly 60 has a central mounting portion 62 with a conduit 61 extending from a bottom surface of the central mounting portion 62, with the conduit 61 2024201013 16 Feb 2024 coupleable to a plumbing system (not shown). The central mounting portion 62 has a surface shape that is the same as the first interior surface shape of the floor 41. 5 An elongate edge assembly extends longitudinally from one of the pair of wall sections 42 of the elongate channel section. The edge assembly comprises a flange 44 extending orthogonally from an upper edge of the wall section 42 and a leg portion 45 extending downwardly from a longitudinal edge of the flange 44. The leg portion 45 has a lip 46 which extends outwardly at an angle from a distal 10 end of the leg portion 45. The floor drain assembly 40 is positioned adjacent to a free edge of the balconies and like outwardly extending external aspects of the building structure, with the leg portion 45 and lip 46 of the elongate edge assembly positioned to direct fluids away from a vertical face 12 of the free edge of the balcony. 15 Fig. 3 illustrates a sectional end profile view of a balcony edge installation of the floor drain assembly 40 of the present invention. The balcony structure extends horizontally from an outer vertical wall of a building with a free edge 8 opening away from the building structure. The balcony structure is formed from 20 a plurality of balcony building panels 11, such as timber floor joists 11 extending horizontally from the outer wall of the building. A waterproof membrane 29 is first applied to the upper surface 9 of the building panel 11. The waterproof membrane can be in the form of compressed fibre cement sheet 29 placed over and secured to the upper surface 9 of the floor joist 11. The compressed fibre 25 sheet 29 is secured by fasteners and adhesive to the floor joist 11. Attached at the free edge 8 and running longitudinally along the length of the balcony is the floor drain assembly 40. The length of the balcony will determine the number of lengths of floor drain assembly 40 that are required for 30 the installation. Each floor drain assembly 40 can be supplied in lengths designed to suit the longitudinal extent of the balcony. However, preferably the floor drain assembly 40 is supplied in standard lengths of 5.8 metres and can be joined together by connector members 80 forming a sealable connection between adjacent ends of each floor drain assembly 40. If the installation is 2024201013 16 Feb 2024 simply a straight end to end installation, an end cap 70 seals opposite ends of the floor drain assembly 40. The end cap 70 is secured to the ends of the floor drain assembly 40 by the combination of adhesive and fasteners, the fasteners are received within a bore 43 located in an end wall of each wall section 42. If 5 however, the installation is required to also navigate around a corner of the balcony then a corner connector 90 is required to allow two floor drain assemblies 40 to be joined to form a seamless floor drain installation. Also, dependent upon the overall length of the installation will determine how many outlet assemblies 60 are required to adequately drain the elongate channel section into the 10 attached plumbing system. The outlet assemblies 60 connect the drain aperture 49 in the floor 41 of the floor drain assembly 40 via the conduit 61 to the attached plumbing system. The aperture 49 in the floor 41 and the conduit 61 in the outlet assembly form a bore 63 therethrough. The conduit 61 can be configured for coupling to a drain pipe of a plumbing system by means known in the art, such 15 as gluing, solvent welding, welding, threaded coupling, fasteners, friction-fit, or the like. The floor drain assembly 40 has one of the pair of outer wall sections 42 extending orthogonally from the upper surface 9 at the free edge 8 of the balcony. 20 The elongate edge assembly extends longitudinally along and orthogonally from the one of the pair of wall sections 42. A flange 44 extends orthogonally from the upper edge of the wall section 42 and a leg portion 45 extends downwardly from an outer longitudinal edge of the flange 44. Located extending vertically beneath the flange 44 and between the flange 44 and the leg portion 45 is wall 47. The 25 wall 47 extends the longitudinal length of the floor drain assembly 40 beneath the flange 44. The void formed between the outer wall section 42, the flange 44 and the wall 47 is used to receive the upper edge portion of a compressed fibre sheet 29A and tile 14A for covering the vertical face 12. 30 The leg portion 45 extending downwardly from the outer edge of the flange 44 has a lip 46 extending from a distal end of the leg portion 45. The lip 46 extends at an obtuse angle with respect to the leg portion 45. The leg portion 45 and the lip 46 extend the longitudinal length of the floor drain assembly 40. Any water or liquid which is not captured by the linear strip drain portion of the floor 2024201013 16 Feb 2024 drain assembly 40 passes over the flange 44 and down the leg portion were the lip 46 directs the flow away from the vertical face 12. Overlying the trough floor 41 and located between the vertically wall 5 sections 42 is a first embodiment of the releasable insert 50. As is illustrated in Fig. 3, the insert 50 has a plurality of slots 55 in the planar top wall 51. The planar top wall 51 has a pair of side walls 52 extending orthogonally from opposing longitudinal edges of the top wall 51. When the insert 50 is inserted to overlie the trough floor 41 the bottom ends of the pair of side walls 52 sit on the trough 10 floor 41 which positions the planar top wall 51 to sit flush with the top edges of the vertical wall sections 42 and the flange 44.
