Abstract

An electronic device (100) for real-time estimation of regional housing affordability indices, the device comprising: a. a geodata acquisition module configured to receive spatial datasets from a variety of external data sources, wherein the spatial datasets include property transaction datasets with geocoordinates, building line data, and demographic geodata layers; b. a multi-source data aggregation engine operatively coupled with the geodata acquisition module, wherein the aggregation engine comprises a data harmonization pipeline, a schema normalization module, and a temporal alignment processor, the aggregation engine being configured to transform heterogeneous input data into a unified analytical data model; c.a labor market and economic analysis processing unit functionally coupled with the multi-source data aggregation engine, wherein the processing unit includes an employment statistics processor, a wage distribution analyzer, a cost-of-living index calculator, and a mortgage interest and credit terms monitor, wherein the processing unit is configured to generate economic context vectors for each geographic region; d. an affordability index calculation engine functionally coupled with the multi-source data aggregation engine and the labor market and economic analysis processing unit, wherein the calculation engine includes a spatial partitioning module, a hedonic pricing model estimator, an affordability ratio calculator, and an index aggregation and normalization module; e.an optimized hardware storage subsystem comprising a high-bandwidth storage layer, an in-memory data raster layer, a solid-state storage layer, and a resource orchestration controller, wherein the subsystem provides a multi-tiered caching architecture for low-latency index computation; andf.An output interface module that is functionally coupled with the affordability index calculation engine, wherein the output interface module comprises an RST API gateway (Representational State Transfer Application Programming Interface), a visualization rendering engine, and a notification and alert subsystem; characterized in that the geodata acquisition module, the multi-source data aggregation engine, the labor market and economic analysis processing unit, and the affordability index calculation engine are integrated into the optimized hardware storage subsystem to enable continuous real-time calculation of regional housing affordability indices by combining real estate geodata with labor market and economic analyses within a purpose-built hardware storage configuration.
