Description

Technology Field

[0001] The embodiments relate to a real-time financial transaction control system and method based on the status of contract execution. More specifically, the embodiments relate to a data server technology that notifies a financial institution not to execute a mortgage loan until the balance payment date based on contract information, in order to prevent the absurdity where a tenant becomes subordinate if the landlord (i.e., owner) executes a mortgage loan on the balance payment date, for example, under the current system where a tenant's opposability in a lease contract arises from the day after the delivery of the house (i.e., usually the balance payment date) and the move-in registration. Background Technology

[0002] According to Korea's current Housing Lease Protection Act, a tenant's right of opposition arises from midnight on the day following the delivery of the dwelling and the completion of the move-in registration. This right of opposition is a legal mechanism designed to protect tenants, allowing them to assert their right to reside in the property and their right to receive the return of the security deposit against third parties in accordance with the lease agreement. However, due to limitations in the current system, there is a problem where, if the landlord executes a loan secured by the property on the day of final payment, the tenant becomes a junior creditor and bears a serious risk regarding the return of the security deposit.

[0003] Specifically, even if a tenant pays the balance, takes possession of the house, and completes the move-in registration, the right of opposition only takes effect at midnight on the following day. Therefore, if the landlord establishes a mortgage or takes out a secured loan on the property during the time gap between the payment of the balance and the commencement of the right of opposition, such security rights take precedence over the tenant's right of opposition. Consequently, the tenant is exposed to the risk of not being able to recover the full security deposit in the event of a future property auction. This institutional loophole is being exploited as a primary tactic in so-called "Jeonse fraud," becoming a significant social issue.

[0004] Meanwhile, financial institutions operate various systems to verify the lease status of relevant real estate when reviewing collateral loan applications. As an example of prior art related to this, Korean Patent Publication No. 10-2025-0154292 discloses an online lease investigation system that investigates lease relationships when a tenant applies for a loan secured by their lease deposit. The system disclosed in Korean Patent Publication No. 10-2025-0154292 operates by receiving a power of attorney from the landlord to verify the status of fixed-date registrations, obtaining a confirmation certificate through a real estate management server, and investigating whether there is duplicate leasing.

[0005] However, since the aforementioned conventional technology investigates the lease relationship retrospectively after a loan application has been received, it has limitations in that it fails to protect the tenant in cases where the landlord promptly executes a mortgage loan on the day of final payment. In other words, under the current system, there is a time gap between the moment the tenant pays the balance and the moment the financial institution conducts the lease investigation, and there is currently a lack of technical means to deter the landlord from executing the mortgage loan during this period. Prior art literature

[0006] Published Patent Application No. 10-2025-0154292 The problem to be solved

[0007] The present invention has been devised to solve the above-mentioned problems and can provide a real-time financial transaction control system and method and a computer program therefor, which can protect a tenant by suppressing the execution of a mortgage loan in the name of the landlord during the time from the time of the contract or the time of completion of the balance payment until the time of the occurrence of opposability by receiving a trigger signal corresponding to the contract status or the financial execution status of a lease contract, generating a loan execution deferral packet, and transmitting it to a financial institution, and can prevent the landlord's property rights from being unnecessarily restricted by automatically lifting the loan restriction upon the expiration of the effective time.

[0008] In addition, the technology according to the embodiments may be applied to contracts regarding other objects of transaction, such as vehicles, equipment, and service contracts, in addition to lease contracts, for the purpose of restricting other acts of disposition such as mortgages, seizures, and double contracts regarding the objects of transaction.

[0009] However, the problems that the present invention aims to solve are not limited to those mentioned above, and other unmentioned problems will be clearly understood by a person skilled in the art from the description below. means of solving the problem

[0011] In one embodiment, the step of supporting the transmission of the loan execution deferral packet includes the step of changing the credit inquiry result value of the lessor corresponding to the lessor information by transmitting the loan execution deferral packet to a credit information concentration agency that provides the credit inquiry result value for the loan applicant to the financial institution. Additionally, the step of changing the credit inquiry result value includes the step of transmitting the lessor's linkage information to the credit information concentration agency to be used as a matching key with the credit inquiry result value.

[0012] In one embodiment, the step of generating the loan execution deferral packet includes the step of including an effective time field within the loan execution deferral packet. In this case, the loan execution deferral packet is configured to define a result value in which the loan restriction corresponding to one or more of the landlord information and the real estate information is removed without a separate release signal when the effective time defined in the effective time field has elapsed.

[0013] A real-time financial transaction control method based on a contract execution status according to one embodiment further includes, prior to the step of generating the loan execution deferral packet, the step of receiving administrative data corresponding to the lease contract information from a user device or an administrative data providing server. In this case, the step of generating the loan execution deferral packet includes: a step of verifying the contract status or fund execution status defined by the trigger signal by comparing it with the administrative data; and a step of generating the loan execution deferral packet only if the trigger signal is verified in the verification step.

[0014] A real-time financial transaction control method based on the contract performance status according to one embodiment further comprises: receiving a contract inquiry request from the financial institution including one or more of target real estate information and target lessor information; and, in response to the contract inquiry request, providing the financial institution with an inquiry result including whether the lease contract exists based on the lease contract information stored in the database.

[0015] A real-time financial transaction control method based on the contract performance status according to one embodiment further comprises, prior to the step of generating the loan execution deferral packet, the step of transmitting a request for prior consent regarding a loan restriction to a user device of a lessor corresponding to the lessor information; and the step of receiving prior consent information corresponding to the request for prior consent and including the lessor's electronic signature from the user device of the lessor. In this case, the step of generating the loan execution deferral packet includes the step of generating the loan execution deferral packet by including the hash value of the electronic signature as a consent token.

[0016] A real-time financial transaction control method based on the contract execution status according to one embodiment further comprises: receiving termination information from an external server or user device defining a contract termination or fund return situation corresponding to the lease contract information; generating a token expiration packet for invalidating the loan execution deferral packet in response to the reception of the termination information; and supporting the transmission of the token expiration packet to the financial institution.

[0017] A real-time financial transaction control method based on a contract execution status performed by a computing device according to another embodiment of the present invention comprises: storing contract information including supplier information and transaction target information in a database; receiving a trigger signal from an external server or user device that defines a contract situation or a fund execution situation corresponding to said contract information; in response to receiving said trigger signal, generating a disposal deferral packet corresponding to one or more of said supplier information and said contract information of said contract information, to be shared with a financial institution or a management institution of said transaction target for restricting disposal acts on said transaction target; and supporting the transmission of said disposal deferral packet to said financial institution or said management institution.

[0018] A real-time financial transaction control system based on a contract execution status according to another aspect of the present invention comprises: a database configured to store lease contract information including lessor information and real estate information; an input unit configured to receive a trigger signal from an external server or user device defining a contract situation or a financial execution situation corresponding to said lease contract information; a control unit configured to generate, in response to the reception of said trigger signal, a loan execution deferral packet corresponding to one or more of said lessor information and said real estate information of said lease contract information and to be shared with a financial institution for loan restriction; and a communication unit configured to support the transmission of said loan execution deferral packet to said financial institution.

[0019] A real-time financial transaction control system based on a contract execution status according to another aspect of the present invention comprises: a database configured to store contract information including supplier information and transaction object information; an input unit configured to receive a trigger signal from an external server or user device defining a contract situation or a fund execution situation corresponding to said contract information; a control unit configured to generate, in response to the reception of said trigger signal, a disposal deferral packet corresponding to one or more of said supplier information and said transaction object information of said contract information, to be shared with a financial institution or a management agency of said transaction object to restrict the disposal act of said transaction object; and a communication unit configured to support the transmission of said disposal deferral packet to said financial institution or said management agency.

[0020] A computer program according to another aspect of the present invention is combined with hardware and stored in a computer-readable recording medium to execute a real-time financial transaction control method according to the embodiments described above on a computer. Effects of the invention

[0021] According to one aspect of the present invention, upon receiving a trigger signal corresponding to the contractual status or financial execution status of a lease agreement, a loan execution deferral packet is generated in real time in response thereto and transmitted to a financial institution via direct or indirect transmission, thereby preventing the execution of a loan secured by the contracted real estate during the time between the tenant's payment of the remaining balance and the occurrence of opposability.

[0022] According to one aspect of the present invention, by linking with a credit information concentration agency, it is possible to transmit a loan execution deferral packet in real time to the entire financial sector without modifying the system of individual financial institutions, and since an validity period is set in the loan execution deferral packet, the loan restriction is automatically lifted when the validity period expires, thereby preventing the landlord's property rights from being unnecessarily restricted.

[0023] In addition, according to one aspect of the present invention, by generating and transmitting a token expiration packet to a financial institution in the event of contract termination or fund return, the lending restriction can be promptly lifted in the event that the contract is terminated midway, thereby enabling the prompt restoration of the lessor's legitimate financial transactions.

[0024] Furthermore, according to one aspect of the present invention, the technology of the present invention may be applied to contracts regarding other objects of transaction, such as vehicles, equipment, and service contracts, in addition to lease contracts, for the purpose of restricting other acts of disposition regarding the objects of transaction, such as mortgages, seizures, and double contracts.

[0025] However, the effects obtainable from the present invention are not limited to those mentioned above, and other unmentioned effects will be clearly understood by a person skilled in the art from the description below. Brief explanation of the drawing

[0031] Hereinafter, embodiments of the present specification will be examined in detail with reference to the drawings.

[0032] FIG. 1 is a conceptual diagram showing the operating environment of a real-time financial transaction control system according to one embodiment.

[0033] Referring to FIG. 1, a real-time financial transaction control system (2) according to one embodiment may communicate and operate with a user device (101, 102, 103), a credit information concentration agency (300) or a financial institution (400), and an administrative data provision server (500). Each component may be interconnected via a wired and / or wireless network to transmit and receive data.

[0034] User devices (101, 102, 103) refer to a user device (101) of a lessee, a user device (102) of a lessor, and a user device (103) of a broker (e.g., a licensed real estate agent). A lessee or a broker can perform tasks such as registering lease contract information and transmitting trigger signals upon completion of balance transfer through the user devices (101, 103). A lessor can perform tasks such as obtaining prior consent for a lease contract and transmitting cancellation information upon cancellation of the contract through the user device (102). Additionally, a broker can perform tasks such as registering lease contract information and confirming and certifying the cancellation of the contract through the user device (103).

[0035] In FIG. 1, the user devices (101, 102) of the lessee and lessor are shown in the form of a smartphone, and the user device (103) of the broker is shown in the form of a laptop computer. However, this is exemplary, and each user device may be implemented as, for example, a smartphone, mobile phone, navigation, computer, laptop, digital broadcasting terminal, PDA (Personal Digital Assistants), PMP (Portable Multimedia Player), tablet PC, game console, wearable device, IoT (Internet of Things) device, VR (Virtual Reality) device, AR (Augmented Reality) device, etc.

[0036] That is, in the embodiments, the user device (101-103) may refer to any form of various computing device capable of communicating with the real-time financial transaction control system (2) via the network (1) using substantially wireless or wired communication methods.

[0037] The real-time financial transaction control system (2) may be implemented as a computer device or multiple computer devices that communicate with user devices (101-103) via a network to provide commands, codes, files, content, services, etc. For example, the real-time financial transaction control system (2) may be a system that provides each service to user devices (101-103) connected thereto via a network.

[0038] Additionally, a manager device (not shown) used by an operator or manager of the real-time financial transaction control system (2) can be connected to the real-time financial transaction control system (2) via a network. The manager device (not shown) can perform system management functions, such as approval of token expiration upon contract termination.

[0039] In one embodiment, the real-time financial transaction control system (2) can provide the service intended by the application (e.g., registration, storage, provision of lease agreements and related real estate information, etc.) to the user device (101-103) through an application that is a computer program installed and run on the user device (101-103). In another example, the real-time financial transaction control system (2) can distribute a file for the installation and operation of the above-described application to the user device (101-103), receive user input information, and provide a corresponding service.

[0040] A real-time financial transaction control system or computing device according to the embodiments may have aspects that are entirely hardware or partially hardware and partially software. For example, the system, device, server, and each unit included therein according to the embodiments may collectively refer to a device for exchanging data of a specific format and content via electronic communication and related software. In this specification, terms such as “unit,” “module,” “server,” “system,” “platform,” “device,” or “terminal” are intended to refer to a combination of hardware and software driven by said hardware. For example, the hardware here may be a data processing device including a CPU or other processor. Additionally, the software driven by the hardware may refer to a running process, object, executable, thread of execution, program, etc.

[0041] The real-time financial transaction control system (2) is a server device that controls financial transactions in real time based on the status of execution of a lease agreement. The real-time financial transaction control system (2) is realized using hardware (200), and the detailed configuration of the hardware (200) will be described later with reference to FIG. 2. The real-time financial transaction control system (2) may include a database (DB) (21), an input unit (22), a control unit (23), a communication unit (24), a data collection unit (25), and a verification unit (26), and each component may be realized using hardware (200).

[0042] DB (21) is configured to store lease contract information including landlord information and real estate information. Landlord information may include information that can identify the landlord, such as the landlord's name, contact information, and connecting information (CI). Real estate information may include information that can identify the real estate, such as the address of the real estate subject to the lease contract and a unique identification code of the real estate (e.g., Parcel Number (PNU)). Additionally, DB (21) may store further information related to the lease contract, such as the contract date, final payment date, security deposit amount, and tenant information.

[0043] The input unit (22) is configured to receive a trigger signal from an external server or user device (101, 102, 103) that defines a contract situation or a financial execution situation corresponding to lease contract information. In this specification, the trigger signal may be a signal indicating the occurrence of a specific event set in advance in relation to the execution of a lease contract, such as the conclusion of a lease contract or the completion of payment of the balance.

[0044] In one embodiment, the input unit (22) may receive trigger signals in various ways, such as a transfer success response via a financial network API, a virtual account deposit confirmation signal, or a state change event of an electronic contract system. Additionally, the input unit (22) may receive cancellation information defining the cancellation of a contract or the return of funds.

[0045] The control unit (23) is configured to generate a loan execution deferral packet in response to the receipt of a trigger signal, which corresponds to the lessor information and / or real estate information of the lease contract information and is to be shared with the financial institution (400) for loan restriction. In one embodiment, the control unit (23) may include an validity time field within the loan execution deferral packet, and may configure the loan execution deferral packet so that the loan restriction is automatically released without a separate release signal when the validity time defined in the validity time field has elapsed. Additionally, the control unit (23) may generate a token expiration packet for invalidating the loan execution deferral packet in response to the receipt of destruction information.

[0046] The communication unit (24) is configured to support the transmission of a loan execution deferral packet to a financial institution (400). In this specification, supporting the transmission of a loan execution deferral packet is intended to encompass both the transmission of the loan execution deferral packet directly to the financial institution (400) and the transmission of the loan execution deferral packet indirectly to the financial institution (400) through one or more intermediaries.

[0047] That is, in one embodiment, the communication unit (24) can transmit the loan execution deferral packet by directly transmitting the loan execution deferral packet to a financial institution (400) that has been agreed upon in advance.

[0048] Meanwhile, in another embodiment, the communication unit (24) can transmit a loan execution deferral packet to a credit information concentration agency (300), thereby enabling the loan execution deferral packet to be provided to the financial institution (400) in an indirect manner by changing the credit inquiry result value of the lessor corresponding to the lessor information. This allows the financial institution (400) to check loan restriction information when reviewing the loan for the lessor.

[0049] Additionally, the communication unit (24) may support the transmission of a token expiration packet to lift the loan restriction. Similar to the loan execution deferral packet, the token expiration packet for lifting the loan restriction may also be transmitted directly to the financial institution (400) or provided indirectly to the financial institution (400) through the credit information concentration agency (300).

[0050] In one embodiment, the data collection unit (25) is configured to collect administrative data corresponding to lease contract information from the administrative data provision server (500). The administrative data may include actual transaction price information from the Ministry of Land, Infrastructure and Transport’s actual transaction price disclosure system, subscription and contract data from the Real Estate Agency, move-in report information from Government24, and the status of fixed date assignment. The data collection unit (25) may collect administrative data through API integration or a scraping method.

[0051] The verification unit (26) is configured to verify the contract status or fund execution status defined by the trigger signal by comparing it with administrative data. The verification unit (26) can prevent unfair loan restrictions caused by false or error signals by causing the control unit (23) to generate a loan execution deferral packet only when the trigger signal is verified. In one embodiment, the verification unit (26) may compare the result of performing OCR on the lease contract image with the input contract information, or perform address normalization by converting the extracted address into a unique real estate identification code (e.g., PNU) by linking with the building register API.

[0052] The credit information concentration agency (300) is a server of an institution that provides credit inquiry result values for loan applicants to the financial institution (400). The real-time financial transaction control system (2) can change the credit inquiry result value of the lessor corresponding to the lessor information by transmitting a loan execution deferral packet to the credit information concentration agency (300).

[0053] In one embodiment, the communication unit (24) may transmit the landlord's linkage information (CI) to the credit information concentration agency (300) to use as a matching key with the credit inquiry result value. Upon receiving the linkage information (CI), the credit information concentration agency (300) may identify the landlord using the credit inquiry result value as a matching key and change the corresponding credit inquiry result value. That is, in this embodiment, the landlord's linkage information (CI) not only serves to prevent incorrect restriction of rights due to confusion with a person with the same name as the landlord, but can also function as a standard for personal identification.

[0054] The financial institution (400) refers to a server such as a bank that provides financial services such as secured loans. When the financial institution (400) reviews a loan, it requests a credit inquiry from the credit information concentration agency (300). When a packet for deferring loan execution is transmitted to the credit information concentration agency (300), the credit inquiry result provided by the credit information concentration agency (300) to the financial institution (400) may include information that restricts loan execution (e.g., a specific code, value, etc.). Embodiments of the present invention are intended so that when such loan restriction information is included in the credit inquiry result, the financial institution (400) rejects the loan application or defers it until a specific point in time (e.g., the point in time when the tenant's right of opposition arises).

[0055] Alternatively, in another embodiment, the financial institution (400) is configured to receive a loan execution deferral packet directly from the communication unit (24), and may reject or defer the loan application when the loan execution deferral packet is received.

[0056] The administrative data provision server (500) is a server that provides administrative data, and may be, for example, the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, the Real Estate Agency’s subscription / contract data provision system, the Government 24 move-in report system, etc. In one embodiment, the real-time financial transaction control system (2) can utilize the administrative data received from the administrative data provision server (500) to verify the validity of a trigger signal or to determine the timing of the lifting of the loan restriction by checking whether the move-in report has been completed.

[0057] FIG. 2 is a schematic block diagram showing the hardware configuration of a real-time financial transaction control system according to one embodiment.

[0058] Referring to FIG. 2, hardware (200) constituting a real-time financial transaction control system according to embodiments may be implemented as a computing device comprising one or more hardware components. In this case, the hardware (200) may include memory (210), a processor (220), and a communication module (230). In one embodiment, the hardware (200) may further include an input / output unit (240).

[0059] The memory (210) is a non-transient computer-readable recording medium and may include a permanent mass storage device such as RAM (random access memory), ROM (read only memory), disk drive, SSD (solid state drive), flash memory, etc. Here, the permanent mass storage device such as ROM, SSD, flash memory, disk drive, etc. may be included in the device or server described above as a separate permanent storage device distinct from the memory (210).

[0060] Additionally, the memory (210) may store an operating system and at least one program code (e.g., code for executing an application installed and running on a server or user device). These software components may be loaded from a computer-readable recording medium separate from the memory (210). This separate computer-readable recording medium may include computer-readable recording media such as a floppy drive, disk, tape, DVD / CD-ROM drive, or memory card.

[0061] In another embodiment, software components may be loaded into memory (210) via a communication module (230) rather than a computer-readable recording medium. For example, at least one program may be loaded into memory (210) based on a computer program installed by files provided over a network by developers or a file distribution system (e.g., a commercial application store service server) that distributes installation files for applications.

[0062] The processor (220) may be configured to process instructions of a computer program by performing basic arithmetic, logic, and input / output operations. Instructions may be provided to the processor (220) by memory (210) or a communication module (230). For example, the processor (220) may be configured to execute instructions received according to program code stored in a recording device such as memory (210).

[0063] The communication module (230) can provide a function for a real-time financial transaction control system to communicate with one or more user devices (101-103) and / or servers (300, 400, 500) via a network. Additionally, the function of the communication module (230) can be controlled by a processor (220) that references memory (210).

[0064] The input / output unit (240) may be a means for interfacing with an external input / output device (not shown). For example, the external input device may include devices such as a keyboard, mouse, microphone, camera, etc., and the external output device may include devices such as a display, speaker, haptic feedback device, etc. As another example, the input / output unit (240) may be a means for interfacing with a device in which the functions for input and output are integrated into one, such as a touchscreen.

[0065] Additionally, in other embodiments, the hardware (200) may include more components than those shown in FIG. 2 depending on the nature of the device to which it is applied. For example, when the hardware (200) is applied to a user device, it may be implemented to include at least some of the input / output devices described above, or it may include additional components such as a transceiver, a GPS (Global Positioning System) module, a camera, various sensors, a database, etc. As a more specific example, when the user device is a smartphone, it may be implemented to include various additional components such as an accelerometer or gyroscope sensor, a camera module, various physical buttons, buttons using a touch panel, input / output ports, and a vibrator for vibration, which are generally included in smartphones.

[0066] The processor (220) is configured to execute an operation corresponding to each step of the real-time financial transaction control method according to embodiments of the present invention by executing instructions stored in memory (210).

[0067] FIG. 3 is a flowchart illustrating each step of a real-time financial transaction control method according to one embodiment. Referring to FIG. 3, the real-time financial transaction control method according to one embodiment may be performed by a computing device. For example, the computing device may be the real-time financial transaction control system (2) described above with reference to FIG. 1.

[0068] First, the real-time financial transaction control system (2) can store lease contract information, including landlord information and real estate information, in a database (21) (S310). Landlord information may include information that can identify the landlord, such as the landlord's name, contact information, and linkage information (e.g., CI). Real estate information may include information that can identify the real estate, such as the address of the real estate subject to the lease contract and a real estate unique identification code (e.g., PNU). Lease contract information can be registered by a tenant, landlord, or broker through a user device (101, 102, 103).

[0069] Next, the real-time financial transaction control system (2) may receive a trigger signal from an external server or user device (101, 102, 103) that defines a contract situation or a financial execution situation corresponding to lease contract information (S320). The trigger signal may be a signal indicating the occurrence of an event related to the execution of a lease contract, such as the conclusion of a lease contract or the completion of payment of the balance.

[0070] In the following specification, an embodiment is described for suppressing the execution of a loan by a lessor during the period from the transfer of the balance of a lease agreement from a lessee to a lessor until the lessee's right of opposition arises, using the transfer of the balance as a trigger signal. For example, the trigger signal, which indicates the transfer of the balance, may be received in various ways, such as a successful transfer response via a financial network API, a virtual account deposit confirmation signal, a transaction history matching result via MyData or scraping, or a 'balance payment in full' status change event in an electronic contract system.

[0071] However, this is merely an example, and in other embodiments, the embodiment may be configured to suppress the execution of a loan by the lessor during the period from the conclusion of the contract until the lessee’s right of opposition arises, using the conclusion of the contract between the lessee and the lessor itself as a trigger signal.

[0072] The real-time financial transaction control system (2) may, in response to the receipt of a trigger signal, generate a loan execution deferral packet corresponding to the landlord and / or real estate information of the lease contract information and to be shared with the financial institution (400) for loan restriction (S330). The loan execution deferral packet may include information for restricting the execution of a mortgage loan for the said landlord or said real estate. The control unit (23) may query the lease contract information stored in the database (21) to extract landlord information and real estate information, and generate a loan execution deferral packet based thereon.

[0073] Finally, the real-time financial transaction control system (2) can support the transmission of a loan execution deferral packet to a financial institution (400) (S340). The transmission of the loan execution deferral packet can be performed using a direct transmission method or an indirect transmission method. In the case of a direct transmission method, the communication unit (24) can directly transmit the loan execution deferral packet to the financial institution (400). In the case of an indirect transmission method, the communication unit (24) transmits the loan execution deferral packet to a credit information concentration agency (300), and the financial institution (400) can request a credit inquiry from the credit information concentration agency (300) during the loan review process to verify the loan restriction information. Through this, the financial institution (400) can reject the mortgage loan application for the relevant landlord or defer the loan execution.

[0074] In embodiments of the present invention, the loan to be restricted through the loan execution deferral packet may refer to a secured loan secured by real estate that is the subject of a contract between a tenant and a landlord. When reviewing a loan, the financial institution (400) may identify the real estate subject to loan restriction through landlord information and / or real estate information corresponding to the loan execution deferral packet.

[0075] FIG. 4 is a flowchart illustrating the process of generating and transmitting a loan execution deferral packet according to one embodiment.

[0076] Referring to FIG. 4, the process of generating and transmitting a loan execution deferral packet according to one embodiment can be performed through interaction between a user device (101, 102, 103), a real-time financial transaction control system (2), a credit information concentration agency (300), and a financial institution (400).

[0077] First, the lessee's user device (101) or the broker's user device (103) can register lease contract information in the real-time financial transaction control system (2) (S401). The lease contract information may include lessor information, lessee information, real estate information, contract date, balance payment date, security deposit amount, etc. However, this is exemplary, and depending on the embodiment, the lessor may also register lease contract information in the real-time financial transaction control system (2).

[0078] In one embodiment, lease contract information may be received by the real-time financial transaction control system (2) as part of the real estate information platform service provided by the real-time financial transaction control system (2). The real-time financial transaction control system (2) may receive lease contract information from tenants, landlords, and / or brokers in relation to specific real estate registered on the platform provided by the real-time financial transaction control system (2), and may store the received lease contract information in a database (21) (S402).

[0079] In one embodiment, the real-time financial transaction control system (2) may transmit a request for consent regarding a lease agreement to the lessor's user device (102) (S403). The request for consent may be intended to obtain the lessor's prior consent for the application of a loan restriction service based on the said lease agreement.

[0080] After that, the lessor's user device (102) can transmit the lessor's prior consent information to the real-time financial transaction control system (2) (S404). The prior consent information may include the lessor's electronic signature, which can be used as a consent token included in the loan execution deferral packet described later.

[0081] Meanwhile, in another embodiment, the real-time financial transaction control system (2) can generate a loan execution deferral packet by considering it as consent when certain conditions are met, even without the explicit consent of the lessor.

[0082] For example, the real-time financial transaction control system (2) can perform OCR on an image of a lease agreement uploaded from a user device (101, 103) to extract special provisions listed in the lease agreement. If the special provisions include a clause prohibiting the lessor from taking out a loan secured by the property, a clause prohibiting the establishment of a mortgage, or a clause of a similar nature (e.g., "The lessor shall not take out a loan secured by the property during the term of this contract," "Prohibits the establishment of additional collateral until the date of payment of the balance," etc.), this may be treated as equivalent to the lessor's prior consent.

[0083] Subsequently, the lessee's user device (101) or the broker's user device (103) can transmit a trigger signal to the real-time financial transaction control system (2) (S405). The trigger signal may be a signal defining the contractual status of the lease agreement or the status of fund fulfillment, such as the conclusion of the lease agreement or the completion of payment of the balance.

[0084] The real-time financial transaction control system (2) can generate a loan execution deferral packet in response to the receipt of a trigger signal (S406). The loan execution deferral packet corresponds to one or more of the landlord information and real estate information of the lease agreement information and is intended to be shared with the financial institution (400) for loan restriction.

[0085] If there is prior consent from the lessor, a loan execution deferral packet may be generated immediately upon receipt of the trigger signal. Meanwhile, if there is no prior consent from the lessor but the intention to restrict the loan is confirmed through special provisions, the real-time financial transaction control system (2) can compare the contract details (e.g., OCR extracted data of the contract image) and the trigger signal (e.g., financial transaction details regarding the balance) to verify whether the actual transfer details of the trigger signal match, for example, the down payment amount and the lessor's account information stated in the contract.

[0086] If a loan prohibition clause is included in the special provisions of the lease agreement and the execution situation defined by the content of the agreement and the trigger signal matches, the real-time financial transaction control system (2) considers this as a legitimate authority equivalent to the landlord's explicit consent and can generate a loan execution deferral packet in the same way as when there is prior consent from the landlord. The detailed structure of the loan execution deferral packet will be described later with reference to FIG. 6.

[0087] Next, the real-time financial transaction control system (2) may provide a loan execution deferral packet to the financial institution (400) directly or indirectly. In the embodiment illustrated in FIG. 4, the form in which the contents of the loan execution deferral packet are provided to the financial institution (400) via the credit information concentration agency (300) is described.

[0088] In this embodiment, the real-time financial transaction control system (2) can transmit a loan execution deferral packet to the credit information concentration agency (300) (S407). Based on the received loan execution deferral packet, the credit information concentration agency (300) can change the credit inquiry result value of the corresponding lessor.

[0089] When a financial institution (400) receives a mortgage loan application from a landlord, the financial institution (400) may request a credit inquiry from a credit information concentration agency (300) for loan screening (S408). At this time, if a loan execution deferral packet is received in advance regarding the landlord and real estate, the credit information concentration agency (300) may provide the financial institution (400) with a credit inquiry result value containing loan restriction information (S409). If the credit inquiry result value contains loan restriction information, the financial institution (400) may reject the loan application or defer the loan execution.

[0090] In another embodiment, the financial institution (400) can inquire directly with the real-time financial transaction control system (2) about the existence of a lease agreement in addition to the credit inquiry result value received from the credit information concentration agency (300).

[0091] Specifically, a financial institution (400) may transmit a request for inquiry to a real-time financial transaction control system (2) that includes the address or property identification code (Property ID) of a real estate subject to loan review. In response to the request for inquiry, the real-time financial transaction control system (2) may provide the financial institution (400) with an inquiry result that includes whether a lease contract reported to the relevant real estate exists, based on lease contract information stored in a database (21). If necessary, the real-time financial transaction control system (2) may determine the existence of a lease contract by additionally utilizing administrative data, such as real transaction price information from the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, subscription and contract data from the Real Estate Agency, and the status of fixed date assignments, in addition to the information in its own DB.

[0092] A financial institution (400) first receives loan restriction information from a credit information concentration agency (300) and secondly inquires with a real-time financial transaction control system (2) about the existence of a lease agreement. If the credit inquiry result includes loan restriction information and the inquiry result of the real-time financial transaction control system (2) also confirms that a lease agreement for the property exists, the two pieces of information are determined to match, and the loan execution can be finally restricted.

[0093] Meanwhile, in one embodiment, the credit information concentration agency (300) may notify the real-time financial transaction control system (2) of the history that loan restriction information was responded to through the lessor's loan application (S410). In this case, the real-time financial transaction control system (2) may also notify the lessee's user device (101) and / or the broker's user device (103) of the credit inquiry history (S411). Through this, the lessee or broker becomes aware that there has been a loan application by the lessor and, if necessary, can perform subsequent procedures such as contract termination or a demand for compensation against the lessor.

[0094] FIG. 5 is a schematic diagram showing various variations of a trigger signal reception method according to one embodiment.

[0095] Referring to FIG. 5, in the embodiment illustrated in FIG. 3, the step of receiving a trigger signal (S320) indicating the fact of transferring the balance from the lessee to the lessor can be implemented in various ways. In one embodiment, the method of receiving the trigger signal may include one or more of an open banking / firm banking method, a virtual account method, a scraping / MyData method, and an electronic contract linkage method.

[0096] In the open banking / firm banking method, the real-time financial transaction control system (2) can receive a trigger signal by executing a transfer command through the financial network API and receiving a response code for the success of the transfer from the network API. This method can be applied, for example, when a tenant transfers the balance through an application provided by the real-time financial transaction control system (2).

[0097] In the virtual account method, the real-time financial transaction control system (2) can receive a trigger signal by detecting a deposit into a one-time virtual account created for each lease agreement. This method can be applied when a tenant deposits the balance into a designated virtual account and has the advantage of being able to directly detect the flow of funds. At this time, the virtual account is created by the real-time financial transaction control system (2) and may be a virtual account corresponding to the lessor, or it may be defined in such a way that the real-time financial transaction control system (2) receives the number of a virtual account created by a separate fintech service provider.

[0098] In the scraping / MyData method, the real-time financial transaction control system (2) can receive a trigger signal by querying the transaction history of the tenant's account through MyData service or scraping technology and matching the recipient and amount. This method can also be applied when the tenant transfers the balance through an existing bank app without a separate application.

[0099] In order to collect balance transfer details via scraping and / or MyData, the real-time financial transaction control system (2) may be configured to further store the tenant's authentication information (e.g., accredited certificate authentication value, etc.) regarding the financial institution where the tenant's account is opened.

[0100] In the electronic contract linkage method, the real-time financial transaction control system (2) may receive a trigger signal by linking with an external electronic contract system used for the contract between the lessee and the lessor and detecting an event in which the 'final payment' status value changes on the electronic contract system. This method may be applied when a lease contract is concluded and the payment of the final balance is managed through the electronic contract system, but depending on the embodiment, the real-time financial transaction control system (2) itself may operate in parallel with the operation of the electronic contract system for proceeding with the lease contract between the lessee and the lessor.

[0101] In addition, the trigger signal reception methods described above are not mutually exclusive, and the real-time financial transaction control system (2) may receive trigger signals by using multiple methods in parallel.

[0102] FIG. 6 is a schematic diagram showing the structure of a loan execution deferral packet according to one embodiment.

[0103] Referring to FIG. 6, a loan execution deferral packet according to one embodiment may be composed of a four-stage structure of a header, body, evidence, and footer.

[0104] The header is an area for identifying the signal and may include a Transaction ID, a Timestamp, and a Priority Level. The Transaction ID is a unique identifier for tracking the corresponding loan execution deferral packet and may be generated in a format such as, for example, "SJ_20260130_0001". The Timestamp is a value recording the time of occurrence of the trigger signal in milliseconds and may be used to verify priority. The Priority Level is a processing priority code and may include a value such as, for example, "URGENT_LOCK" to induce the credit information agency (300) or financial institution (400) to process it with the highest priority.

[0105] The Body is an area for precise targeting of loan restriction subjects and may include User CI, Property ID, Action Code, Target Product, and / or Valid Time. User CI is the landlord's connecting information and may be, for example, encrypted information replacing a Resident Registration Number; it may be used to prevent false blocking of individuals with the same name and to protect personal information.

[0106] In one embodiment, when a loan application is received, a financial institution (400) or a credit information concentration agency (300) can extract the loan applicant's linkage information (CI) and compare it in real time with the user linkage information (User CI) of a loan execution deferral packet received in advance. Unlike a method that simply compares names and dates of birth, through matching based on linkage information (CI), it is possible to accurately identify loan restriction subjects while preventing error detection due to people with the same name.

[0107] The property identification code (Property ID) is a unique identification code of the real estate subject to loan restrictions and may include a parcel number (PNU) and / or a detailed address. The action code is a code representing an execution command and may have a value of "LOCK" to set a loan restriction or "UNLOCK" to release the loan restriction. If the loan applicant's linkage information (CI) matches the user linkage information (User CI) included in the loan execution deferral packet and the real estate subject to the loan matches the property identification code (Property ID), the financial institution (400) may reject the loan application or defer the loan execution.

[0108] Target Product is a code that specifies the product group subject to loan restrictions, and, for example, through a value such as "MORTGAGE_ALL", restrictions can be applied exclusively to mortgage loans. Valid_Time is a field indicating the validity period, and can be configured so that the loan restriction is automatically lifted without a separate release signal when the validity period has elapsed.

[0109] Specifically, when a credit information concentration agency (300) or a financial institution (400) receives a loan execution deferral packet, it can parse the end time defined in the Valid_Time field and register it in an internal scheduler. The scheduler periodically compares the current time with the registered end time, and when the end time arrives, it can automatically cancel or disable the loan restriction code corresponding to the loan execution deferral packet. Through this automatic release logic, the loan restriction is automatically terminated in accordance with the time when the tenant's right of opposition arises, so the restriction on the landlord's property rights can be minimized without a separate release request from the landlord or other users.

[0110] In one embodiment, the Valid_Time field can be set using a Variable Time-Window method. Specifically, the financial restriction start time (T1) and end time (T2) can be flexibly defined according to system settings such as the type of trigger signal. For example, in one embodiment, a same-day blocking model may be applied by setting T1 to 00:00 on the balance payment date and T2 to 00:00 on the next day. Alternatively, a total blocking model may be applied by setting T1 to the contract date and T2 to 00:00 on the next day. By setting the Variable Time-Window, there is an advantage of being able to flexibly respond to future changes in the operation policy of the real-time financial transaction control system (2) or changes in the legal framework defining opposing power.

[0111] In another embodiment, the real-time financial transaction control system (2) can check whether the tenant has completed the move-in report through the administrative data provision server (500) and automatically lift the loan restriction based on this. Specifically, the real-time financial transaction control system (2) can check whether the tenant has completed the move-in report for the contracted real estate by receiving authentication information, such as the tenant's accredited certificate, in advance and scraping the Government24 system periodically or in response to the arrival of a specific point in time (e.g., after the final payment date) that is pre-set according to the lease agreement.

[0112] When it is determined that the right of opposition has arisen after the move-in report is completed and 0:00 on the next day has passed, the real-time financial transaction control system (2) can send a notification of loan restriction release to a financial institution (400) or a credit information concentration agency (300). By doing so, the loan restriction is automatically released in accordance with the time when the right of opposition arises, thereby allowing the loan restriction to be released at a more accurate time in parallel with the automatic release by the Valid_Time field.

[0113] Evidence serves as the basis for proving the legitimacy of a loan restriction request and may include a Consent Token, a Trigger Source, and / or a Contract Hash. The Consent Token is the hash of an electronic signature value representing the landlord's provision of information and prior consent to the loan restriction. The Trigger Source is a code indicating the cause of the trigger signal activation; for example, a value such as "DEPOSIT_CONFIRMED" may indicate that it is triggered by the confirmation of the balance deposit. The Contract Hash refers to the hash value of a lease agreement that has been verified for forgery.

[0114] The footer is an area for data security and may include, for example, a checksum. A checksum is a value used to verify whether data has been tampered with or forged during transmission.

[0115] However, the structure of the loan execution deferral packet illustrated in FIG. 6 is an exemplary structure according to one embodiment, and the present invention is not limited thereto. The loan execution deferral packet may be modified into various structures according to the system requirements, communication protocols, security policies, etc. of the credit information concentration agency (300) or financial institution (400).

[0116] For example, in another embodiment, a simplified structure may be applied to the loan execution deferral packet instead of the four-stage structure of Header, Body, Evidence, and Footer, and the types, names, and data formats of the fields included in each area may also be configured differently depending on the implementation environment. In addition, encryption-related fields may be added according to additional security requirements, or additional information fields may be included at the request of a specific financial institution.

[0117] FIG. 7 is a flowchart illustrating an administrative data-based verification process according to one embodiment. Referring to FIG. 7, the administrative data-based verification process according to one embodiment can be performed through interaction between a user device (101, 103), a real-time financial transaction control system (2), an administrative data providing server (500), and a financial institution (400).

[0118] First, the lessee's user device (101) or the broker's user device (103) can register lease contract information in the real-time financial transaction control system (2) (S701). However, this is exemplary, and in other embodiments, the lessor may register lease contract information in the real-time financial transaction control system (2).

[0119] When lease contract information is registered, the real-time financial transaction control system (2) may request an administrative data inquiry from the administrative data provision server (500) (S702). The administrative data provision server (500) may include, for example, the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, the Real Estate Agency's subscription / contract database, the Government 24 move-in report system, etc.

[0120] In response to a request for administrative data inquiry, the administrative data provision server (500) may provide administrative data, such as actual transaction price information and the status of fixed date assignment, to the real-time financial transaction control system (2) (S703). At this time, the real-time financial transaction control system (2) may also store the received administrative data in a database (21).

[0121] After that, when a trigger signal is transmitted to the real-time financial transaction control system (2) from an external server or a user device (101, 103) of a tenant or broker (S704), the real-time financial transaction control system (2) can verify the contract status or fund execution status defined by the trigger signal by comparing it with administrative data (S705). For example, the verification unit (26) can determine whether real estate information, contract amount, contract party information, etc. included in the trigger signal match the actual transaction price information, fixed date assignment status, etc. recorded in the administrative data. Through this, unfair loan restrictions caused by false or erroneous signals can be prevented.

[0122] Next, the real-time financial transaction control system (2) can generate a loan execution deferral packet only when the trigger signal is verified in the verification step (S705) (S706). If the trigger signal is not verified, the real-time financial transaction control system (2) can return an error message without generating a loan execution deferral packet.

[0123] Finally, the real-time financial transaction control system (2) can transmit a loan execution deferral packet to the financial institution (400) (S707). The packet transmission can be performed by direct transmission to the financial institution (400) or by indirect transmission via the credit information concentration agency (300) as described in FIG. 4, and since this is identical to the corresponding operation of the aforementioned embodiments, a detailed description thereof is omitted.

[0124] FIG. 8 is a flowchart illustrating the process of handling token expiration upon contract termination according to one embodiment.

[0125] Referring to FIG. 8, a token expiration processing process according to one embodiment can be performed through interaction between a user device (101, 103), a manager device (104), a real-time financial transaction control system (2), and a financial institution (400). The manager device (104) may be a device used by an operator or manager of the real-time financial transaction control system (2).

[0126] First, the lessee's user device (101), the lessor's user device, or the broker's user device (103) can transmit contract cancellation information to the real-time financial transaction control system (2) (S801). The contract cancellation information is information defining the cancellation of a lease contract or the return of funds, and may include the reason for contract cancellation, details of deposit return, date and time of cancellation, etc.

[0127] Next, the real-time financial transaction control system (2) can verify the received destruction information (S802). During the verification process, the real-time financial transaction control system (2) may also verify the authenticity of the destruction information, the validity of related supporting documents, etc.

[0128] In one embodiment, the real-time financial transaction control system (2) may transmit a request for administrator approval to the administrator device (104) (S803). Since lifting the loan restriction by expiring the loan execution deferral packet is an important decision affecting the rights of the tenant and the landlord, approval for token expiration may be granted after final confirmation by the administrator. Alternatively, in the case of a brokerage transaction, the system may be configured so that the token expires immediately without separate administrator approval when the real estate agent confirms (authenticates) the cancellation of the contract within the system.

[0129] When the administrator transmits administrator approval to the real-time financial transaction control system (2) after the administrator device (104) reviews the destruction information and related evidence (S804), the real-time financial transaction control system (2) may generate a token expiration packet for invalidating the loan execution deferral packet in response to the receipt of administrator approval (S805). The token expiration packet may contain information for invalidating the previously transmitted loan execution deferral packet, and may refer to a data packet in which the action code in the packet structure described above with reference to FIG. 6 is set to "UNLOCK".

[0130] Next, the real-time financial transaction control system (2) can transmit a token expiration packet to the financial institution (400) (S806). The transmission of the token expiration packet may be performed by direct transmission from the real-time financial transaction control system (2) to the financial institution (400) or by indirect transmission via the credit information concentration agency (300).

[0131] The financial institution (400) can lift the loan restriction on the relevant lessor and / or property based on the token expiration packet (S807). This allows the lessor's legitimate financial transactions to be quickly restored even if the contract is terminated midway.

[0132] In one embodiment, the real-time financial transaction control system (2) can perform a verification process before loan execution by directly linking with the system of the contracted financial institution (400). Specifically, when the contracted financial institution (400) receives a mortgage loan application from a landlord, it can check the real-time financial transaction control system (2) during the loan review process whether there is a loan restriction for the landlord and the property.

[0133] The real-time financial transaction control system (2) can query the database (21) and, if there is a valid loan execution deferral packet for the relevant landlord or real estate, send a prior notice to the contracting financial institution (400). Upon receiving the prior notice, the contracting financial institution (400) can stop the loan process or defer the loan execution. This contracting bank linkage method can be operated in parallel with an indirect transmission method via the credit information concentration agency (300), and can provide a more rapid and direct loan restriction effect to the contracting financial institution (400).

[0134] In addition, in one embodiment, the real-time financial transaction control system (2) can extract a service recommendation target based on lease contract information and send a service application guide to the lessee.

[0135] Specifically, the real-time financial transaction control system (2) can identify the lessor's existing loan history, the status of collateral setting on the relevant real estate, and the lessor's credit status by analyzing lease contract information and external data stored in the database (21). If, as a result of the analysis, it is determined that there is a risk factor in protecting the lessee's security deposit, the real-time financial transaction control system (2) can transmit a notice of application for the loan restriction service according to the present invention to the lessee's user device (101).

[0136] In one embodiment, the determination of a risk factor may be based on (i) the collateral ratio of the lessor's existing loans, (ii) the lessor's credit information, and / or (iii) the lessor's contract history. For example, if the total amount of existing mortgages established by the lessor against the property in question or other properties exceeds a certain ratio (e.g., 70%) relative to the market value of the property, it may be determined as a risk factor. Additionally, if the lessor's credit rating is below a certain standard (e.g., Grade 6), it may be determined as a risk factor. Furthermore, if the lessor has a history of entering into multiple lease agreements for the same property within a recent certain period (e.g., one year) or has a history of infringement of rights such as a decision to commence auction, provisional attachment, or provisional disposition against the owned property, it may be determined as a risk factor.

[0137] In another embodiment, the assessment of risk factors may be determined based on the amount of the security deposit defined in the lease agreement. For example, if the security deposit defined in the lease agreement is set lower than a predetermined level compared to the market rate relative to the area and size, it may be assessed as a risk factor due to the possibility of it being a 'bait listing' for so-called Jeonse fraud.

[0138] The real-time financial transaction control system (2) can send a service application notice to the tenant when the risk factors described in this specification apply, and can also provide information on the type and details of the satisfied risk factors. By doing so, the effectiveness of tenant protection can be enhanced by proactively recommending the use of the service to tenants who are likely to be exposed to the risk of Jeonse fraud.

[0139] Meanwhile, in one embodiment, the real-time financial transaction control system (2) may provide compensation to the lessor when the loan restriction process operates normally. Specifically, when a loan execution deferral packet is successfully transmitted to a financial institution (400) or a credit information concentration agency (300) and the loan restriction is automatically lifted after the validity period has elapsed, the real-time financial transaction control system (2) may automatically issue a certain compensation to the lessor's account. At this time, the compensation may be provided in the form of a service fee discount coupon, points, or a preferential interest rate code applicable to future loans. Through this compensation system, the lessor's participation in the service can be encouraged, and the activation of the service can be promoted by providing benefits to both parties to the lease agreement.

[0140] FIG. 9 is a flowchart illustrating the OCR-based contract verification and address normalization process according to one embodiment.

[0141] Referring to FIG. 9, the OCR-based contract verification and address normalization process according to one embodiment can be performed to ensure the reliability of lease contract information and to prevent address mismatch errors when linked with a bank system.

[0142] First, the real-time financial transaction control system (2) can receive an image of a lease agreement uploaded from a user device (101, 102, 103) (S910). For example, the image of the lease agreement may be included as part of the lease agreement information. Additionally, depending on the embodiment, the input of the lease agreement may be set as a mandatory condition regardless of the entity inputting the lease agreement information (tenant, landlord, and / or broker).

[0143] The real-time financial transaction control system (2) can extract information such as address, contract date, and balance date by performing OCR (Optical Character Recognition) on the received lease contract image (S920). The OCR process can be performed by a verification unit (26; FIG. 1) using any known or future-developed character recognition method.

[0144] Next, the real-time financial transaction control system (2) can compare one or more values extracted through OCR with one or more values included in lease contract information entered by the user (S930). One or more values to be compared may include, for example, a real estate address, a contract date, a balance payment date, a security deposit amount, etc.

[0145] Next, the real-time financial transaction control system (2) can determine whether the extracted value and the input value match (S940). The determination of whether they match may be based not only on perfect match but also on similarity within an allowable error range.

[0146] If, as a result of determining whether the information in the contract image is inconsistent with the information uploaded by the user, the real-time financial transaction control system (2) returns an error and may request the re-entry of the lease contract information or the re-uploading of the contract image (S960).

[0147] Meanwhile, if the result of determining whether the information in the contract image matches the information uploaded by the user, the real-time financial transaction control system (2) can perform subsequent processes for registering the contract information. Specifically, first, the real-time financial transaction control system (2) can be linked with the building register API (S950). The building register API may be a public API provided by the Ministry of the Interior and Safety or the Ministry of Land, Infrastructure and Transport.

[0148] Next, the real-time financial transaction control system (2) can convert a text address extracted from a contract image into a unique real estate identification code (S970). For example, the unique parcel number (PNU) is a 19-digit unique code that combines a legal district code and a lot number, and can uniquely identify the real estate. Through this address normalization, consistent identification is possible even when different address notations are used for the same real estate.

[0149] Finally, the real-time financial transaction control system (2) can store normalized address data in a database (21) (S980). The stored normalized address data can be included in the property ID field of the loan execution deferral packet and transmitted to the financial institution (400), thereby preventing errors caused by address mismatches when linked with the bank system.

[0150] Although embodiments of the present invention have been described above with a focus on lease agreements, the technical concept of the present invention is not limited to lease agreements and can be applied to various types of transactions.

[0151] Specifically, embodiments of the present invention may be applied to various other objects of transaction where there is a risk that a supplier (i.e., a seller or service provider) may perform actions such as establishing a mortgage, entering into a double contract, or disposing of the object to a third party during the time gap between the contract and performance. For example, in a used car transaction, if the seller takes out a loan using the vehicle as collateral or double-sells it to a third party during the period between the buyer paying the deposit and the payment of the balance, the buyer may suffer damages such as the loss of the deposit or failure to receive delivery of the vehicle. Such risks may also occur in various service contracts, such as interior construction, or in the sale or lease of vehicles or equipment (e.g., industrial machinery, medical equipment, etc.).

[0152] Accordingly, a real-time financial transaction control system (2) according to one embodiment of the present invention may be configured to process generalized contract information, not limited to lease contract information. In this case, the contract information may include supplier information and transaction object information. Supplier information may include information capable of identifying the supplier, such as the name, contact information, and linkage information (CI) of the person providing the transaction object (e.g., seller, lessor, service provider, etc.). Transaction object information is information capable of specifying the object of the transaction, and may include the contents of the contract in the case of a service contract, the vehicle registration number and chassis number in the case of a vehicle, the ship registration number in the case of a ship, and the manufacturing number or asset management number in the case of equipment.

[0153] In one embodiment, the real-time financial transaction control system (2) may receive a trigger signal from an external server or user device that defines a contract situation or a fund execution situation corresponding to contract information. The trigger signal may be generated by various events depending on the type of transaction. For example, in the case of a vehicle transaction, the confirmation of deposit payment, the arrival of the scheduled vehicle delivery date, or a contract signing event on a car sales platform may be trigger signals, but are not limited thereto.

[0154] In response to the receipt of a trigger signal, the real-time financial transaction control system (2) may generate a disposal deferral packet. The disposal deferral packet corresponds to one or more of the supplier information and the transaction object information, and is a data packet intended to be shared with the financial institution (400) to restrict disposal acts regarding the transaction object. In this embodiment, disposal acts are intended to comprehensively refer to the execution of a loan secured by the transaction object, the establishment of a mortgage or pledge on the transaction object, the sale or transfer of the transaction object to a third party, or contractual acts for such purposes.

[0155] The structure of the disposition deferral packet can be configured to correspond to the structure of the loan execution deferral packet in the aforementioned lease agreement with reference to FIG. 6, so a detailed explanation thereof is omitted. However, a transaction object identification code may be included instead of the property ID in the body area, and the target product field may be configured to specify the type of restricted activity (e.g., secured loan, mortgage establishment, transfer of ownership, etc.).

[0156] As with the case of a lease agreement, the real-time financial transaction control system (2) may directly transmit the disposal deferral packet to the financial institution (400) or provide it indirectly to the financial institution (400) via the credit information concentration agency (300). Additionally, the disposal deferral packet may be transmitted to a management agency (not shown) that manages the rights to the object of the transaction, such as an administrative agency that manages the automobile registration ledger. Through this, it may be intended to prevent acts of disposal, such as mortgage or seizure, from occurring on the object of the transaction.

[0157] Furthermore, in one embodiment, the real-time financial transaction control system (2) can monitor in real time whether there is an infringement of rights regarding the transaction object. Specifically, the real-time financial transaction control system (2) can periodically or in real time check for the occurrence of an infringement of rights, such as seizure, mortgage establishment, provisional seizure, provisional disposition, arrears, or supplier default, by linking with the server of the aforementioned management agency that manages the rights of the transaction object. In one embodiment, the inquiry of such information may be realized through an API provided by the management agency server.

[0158] The managing agency server may be configured differently depending on the type of the transaction object. For example, if the transaction object is a vehicle, the managing agency server may be the server of an administrative agency managing the vehicle registration ledger; if the transaction object is a service contract, the managing agency server may be the server of a credit rating agency for querying the service provider's credit information, or the server of the National Tax Service or a local government for verifying whether the service provider has outstanding taxes.

[0159] The real-time financial transaction control system (2) can determine whether an infringement of rights has occurred regarding the transaction object or supplier based on the inquiry results received from the management agency server. If it is determined that an infringement of rights has occurred, the real-time financial transaction control system (2) can notify the user device (101) of the user (e.g., lessee, buyer, service recipient, etc.) of the fact that an infringement of rights has occurred. At this time, the content of the notification may include the type of infringement of rights (e.g., establishment of a mortgage, seizure, arrears, default, etc.) and the date and time of occurrence.

[0160] Through these real-time monitoring and notification functions, the buyer has the advantage of being able to promptly recognize changes in the status of rights related to the subject matter of the transaction or the supplier during the period from the conclusion of the contract or the remittance of the balance until the completion of contract performance, and to minimize damages by taking preemptive measures, such as contract termination, if necessary.

[0161] The operation of the real-time financial transaction control system and method according to the embodiments described above may be implemented at least partially as a computer program and recorded on a computer-readable recording medium. A computer-readable recording medium on which a program for implementing the operation according to the method according to the embodiments is recorded includes all types of recording devices in which data readable by a computer is stored. Examples of computer-readable recording media include ROM, RAM, CD-ROM, magnetic tape, floppy disk, optical data storage device, etc. Additionally, the computer-readable recording medium may be distributed across networked computer systems, and computer-readable code may be stored and executed in a distributed manner. Furthermore, the functional programs, codes, and code segments for implementing the present embodiment will be easily understood by a person skilled in the art to which the present embodiment belongs.

[0162] The present invention described above has been explained with reference to the embodiments illustrated in the drawings, but this is merely illustrative and those skilled in the art will understand that various modifications and variations of the embodiments are possible therefrom. However, such modifications should be considered to be within the technical scope of protection of the present invention.
