Abstract
Claims
1. A neighborhood tagging classification system, comprising: a storage unit storing multiple neighborhood data corresponding to multiple neighborhoods, a data preprocessing program, administrative district statistics, commercial service geographic data, and a neighborhood development level classification rule; and a processing unit electrically connected to the storage unit, performing the data preprocessing program on each neighborhood data to obtain a population level, a population growth rate, a number of pre-sale housing transactions, a number of newly completed housing units, and a functionality score corresponding to the neighborhood based on the administrative district statistics, and storing these values in the corresponding neighborhood data; and further selecting and storing one of multiple development level tags in the neighborhood data based on the neighborhood development level classification rule, and the corresponding neighborhood population level, population growth rate, number of pre-sale housing transactions, number of newly completed housing units, functionality score, and administrative district statistics.
2. The community tagging classification system as described in claim 1, wherein, The geographical data of commercial services includes multiple service areas corresponding to multiple shops. In the data preprocessing procedure, the processing unit calculates the percentage of the population and population density of the living area relative to the administrative region (PR value) to obtain a first percentage level and a second percentage level, and calculates the average of the first percentage level and the second percentage level to obtain the population level; calculates the proportion of the total population of the living area in the current year compared with the previous first predetermined time to obtain the population growth rate; counts the pre-sale housing transaction data of the living area to obtain the number of pre-sale housing transactions; counts the number of newly completed community units in the living area since the previous second predetermined time to obtain the number of newly completed units; and calculates the amount of geographical overlap between the living area and the service areas of these shops to obtain the function score.
3. The community tagging classification system as described in claim 2, wherein, In the classification rules for the development level of the living circle, when the processing unit determines that the living circle and the store are geographically overlapping in terms of the service area of the store corresponding to a department store, and determines that the service area of the store corresponding to the department store is the corresponding department store business district, the selected development level label is a mature area label.
4. The community tagging classification system as described in claim 3, wherein, In the classification rules for the development level of the living circle, the processing unit calculates the ranking of the number of pre-sale housing transactions and the number of newly completed housing units based on the number of pre-sale housing transactions and the number of newly completed housing units corresponding to other living circles in the administrative district where the living circle is located. When the processing unit determines that the service area of the living circle and the store corresponding to the department store are geographically overlapping, and determines that the service area of the department store corresponds to the department store business district, and determines that the ranking of pre-sale housing or the ranking of newly completed housing corresponding to the living circle falls before a predetermined ranking, or when the processing unit determines that the ranking of pre-sale housing or the ranking of newly completed housing corresponding to the living circle falls before the predetermined ranking, and determines that the functional score corresponding to the living circle is greater than or equal to a first functional threshold, and determines that the population level corresponding to the living circle is greater than or equal to a first percentage threshold, the selected development level label is a mature area growth label.
5. The community tagging classification system as described in claim 4, wherein, In the classification rules for the development level of the living circle, when the processing unit determines that the ranking of the pre-sale houses or the ranking of the newly built houses corresponding to the living circle falls before the predetermined ranking, and determines that the functional score corresponding to the living circle is less than the first functional threshold, the selected development level label is a potential area label.
6. The community tagging classification system as described in claim 5, wherein, In the classification rules for the development level of the living circle, when the processing unit determines that the ranking of the pre-sale houses or the ranking of the newly built houses corresponding to the living circle falls before the predetermined ranking, and determines that the functional score corresponding to the living circle is greater than or equal to the first functional threshold, and determines that the population level corresponding to the living circle is less than the first percentage threshold, the selected development level label is a potential area competition label.
7. The community tagging classification system as described in claim 6, wherein, In the classification rules for the development level of the living circle, when the processing unit determines that the ranking of the pre-sale houses or the ranking of the newly built houses corresponding to the living circle falls before the predetermined ranking, and determines that the population growth rate corresponding to the living circle is greater than or equal to a second percentage threshold, the selected development level label is an observation area label.
8. The community tagging classification system as described in claim 7, wherein, In the classification rules for the development level of the living circle, when the processing unit determines that the ranking of pre-sale houses or the ranking of newly built houses corresponding to the living circle falls outside the predetermined ranking, and determines that the population growth rate corresponding to the living circle is less than the second percentage threshold, the selected development level label is an old urban area label.
