Rent Payment and Invoice Management System

Abstract

A rent payment and invoice management system includes a payment front-end module, a payment transaction processing module, an invoice verification and reconciliation intermediary module, and an invoice issuance and reconciliation intermediary module. The payment front-end module receives a tenant's payment number and payment month, obtains the rent amount due from a rent data source, and receives the payment method and electronic invoice carrier information. The payment transaction processing module generates a payment request based on the payment method and transmits it to a payment or deduction system, generating a transaction record upon receiving a successful payment signal. The invoice verification and reconciliation intermediary module generates invoice data based on the transaction record and transmits it to an asset management system for invoice processing and reconciliation. The invoice issuance and reconciliation intermediary module generates invoice data based on the transaction record and electronic invoice carrier information and transmits it to an electronic invoice issuance system to issue and register the electronic invoice.

Claims

1. A rent payment and invoice management system, applicable to processing rent payments by a tenant via a corporate portal, the rent payment and invoice management system comprising a plurality of hardware modules consisting of a plurality of hardware circuits, the hardware modules comprising: a payment front-end module, signal-connected to the corporate portal, configured to receive a payment number and a payment month input by the tenant via an online rent payment page, obtain a rent amount due from a rent data source based on the payment number and the payment month and display the rent amount due via the online rent payment page, and receive a payment method and electronic invoice carrier information input by the tenant; a payment transaction processing module, signal-connected to the payment front-end module and a payment or deduction system, configured to generate a payment request based on the payment method and transmit it to the payment or deduction system, receive a payment success signal returned by the payment or deduction system, and generate a transaction record corresponding to the rent amount due upon receiving the payment success signal; An invoice verification intermediary module, signal-connected to the payment transaction processing module and an asset management system, is configured to generate invoice verification data based on the transaction record after the transaction record is generated and transmit the invoice verification data to the asset management system for the asset management system to perform invoicing and verification; and an invoice issuance intermediary module, signal-connected to the payment front-end module, the payment transaction processing module and an electronic invoice issuance system, is configured to generate invoice data based on the transaction record and the electronic invoice carrier data obtained from the payment front-end module after the transaction record is generated and transmit the invoice data to the electronic invoice issuance system for the electronic invoice issuance system to issue an electronic invoice and perform account closure based on the electronic invoice carrier data.

2. The rent payment and invoice management system as described in Request 1, wherein the payment method is a credit card deduction or an account deduction.

3. The rent payment and invoice management system as described in Request 1, wherein the payment front-end module reads rent data corresponding to the payment number and the payment month from the rent data source, and obtains the rent amount payable based on the rent data.

4. In the rent payment and invoice management system described in Request 1, the payment transaction processing module shall not generate the transaction record before receiving the payment success signal.

The rent payment and invoice management system as described in claim 1, wherein the transaction record includes transaction identification information, the payment number, the payment month and the rent amount due, and the transaction identification information is used to identify the transaction record.

6. The rent payment accounting and invoice management system as described in Request 5, wherein the accounting and verification information includes at least the payment number and the payment month of the transaction record.

The rent payment and invoice management system as described in claim 1, wherein the electronic invoice carrier information includes a carrier category and a carrier identification information, the carrier category and the carrier identification information being used together to identify a carrier corresponding to the electronic invoice carrier information.

8. The rental payment and invoicing management system as described in claim 7, wherein the invoice information includes at least the vehicle category and the vehicle identification information.
