[0003] The present disclosure relates to title verification in real estate, and more particularly to a system and method for facilitating digital notices relating to a real estate property and managing thereof.
[0004] BACKGROUND OF THE INVENTION
[0005] Real estate purchases and sales are the largest financial transactions and investments for many people, especially with the increasing cost of real estate. Due to the cost and time required for a real estate transaction, many individuals are infrequently involved in such transactions and may not be familiar with regulations governing the transactions and issues that can arise.
[0006] Accordingly, when purchasers or buyers intend to buy the property, the seller and buyer meet, discuss and exchange legal papers. The buyer hands over the legal papers to advocate for a title report search. After getting marketable title clearance from the lawyer, the buyer and the seller finalizes the deal. The buyer than take permission to give paper notice from the seller after which the notice is published in newspapers chosen thereby. If any third-party reply is received in a particular property transaction after reading the paper notice, then advocate takes it ahead for further verification, and the deal may be stopped before the registry of the document which saves time and money for the buyer. Further, if any third-party reply is not received then it is assumed that the particular property is free from any encumbrances and the deal continues and the property gets transferred to the buyer’s name.
[0007] However, if the third-party reply of the paper notice is received after the particular transaction is processed ahead then there is litigation created in the particular transaction. This leads to loss of capital and time of the buyer and seller as they enter into legislative activity.
[0008] Currently, there is no transparency or single platform where notices prior registered documentation can be checked or verified. Due to geographical, language, cultural diversification there is lack of transparency and process due to which investors cannot invest at different locations. There are huge number of publications, printing press available due to which the reach of the notice is reduced. Any government or other agencies are not involved in prior documentation checks. Hence, it is very difficult for a layman to read, understand and evaluate current paper notices patterns due to which professional advice is needed and, on the contrary, the professional advice cannot always be taken by a layman.
[0009] Further, the address and the owner can keep on changing due to which the reach of the notice to the right legal person can be avoided.
[0010] There are more than 44 million cases pending which have lost around 2 trillion dollars of India’s GDP. Also, out of the total civil cases in the country, 2 / 3rd of the cases are related to the property transactions. This reduces the world ranking of India in ease of doing business.
[0011] India is ranked 155th position out of 190 countries on property registration according to world banks doing business reports. The property registration process in India involves multiple steps and requires verification from various authorities, leading to delays. The process lacks transparency, making it difficult for individuals to navigate and understand the requirements. The documentation required for property registration in India can be extensive and complex, causing confusion and adding to the overall time taken. The lack of widespread digitization in the property registration process leads to manual paperwork, increasing the chances of errors and delays. The functioning of government agencies involved in property registration can be slow and inefficient, leading to delays and bureaucracy.
[0012] Accordingly, there is an intense need for a digital platform where buyers can pre- primarily check and manage the title report and all the notices relating to a property.
[0013] OBJECTS OF THE INVENTION
[0014] An object of the present invention is to provide a comprehensive notice journey system of a real estate property.
[0015] Another object of the present invention is to facilitate a digital platform where buyers can pre-primarily check and manage the title report and all the notices relating to a property.
[0016] Another object of the present invention is to provide access to the digital notices from anywhere with an internet connection and any smart devices.
[0017] Another object of the present invention is to provide tacking and storing notices of the revenue department electronically.
[0018] SUMMARY OF THE INVENTION
[0019] Accordingly, the present invention provides a system and method for facilitating digital notices relating to a real estate property and managing thereof. The system comprises a web portal for facilitating digital notices relating to a real estate property. A plurality of cloud computing platforms is configured to host the web portal. The plurality of cloud computing platforms is managed using the elastic load balancer module and the auto scaling module. The web portal provides a user dashboard on a client device for selection of required services from a menu displayed thereon. The web portal retrieves digital notices from a cloud via an API gateway. The digital notices are stored in a database and / or a cloud object storage of the cloud. The cloud further comprises a serverless computing platform and a monitoring means. The serverless computing platform is configured to retrieve the digital notices based on the selection criteria. The serverless computing platform manages the notices stored in the cloud object storage.
[0020] The system further comprises an information assurance and security (IAS) for the cloud. The IAS allows authorized access to the cloud by providing user pools from a secure user directory to scale to millions of users. Additionally, the system facilitates third party integration with a plurality of external gateways such as i-Sarita, Aadhar gateway, a Payment gateway, Maharashtra Bhumi Abhilekh, and the like.
[0021] The present invention further provides a method facilitating digital notices relating to a real estate property and managing thereof. A user dashboard is provided by the web portal, on the client device. The user has to authenticate themselves every time they want to use the system. Once, the user is authenticated and logged in into the system, a dashboard is displayed thereon. Once, the user is authorized and logged in, the user needs to select from the menu of plurality of services. Once the system receives service selection, the web portal sends a request for information relating to the notice to the cloud. The cloud passes the request to the API gateway. The API gateway further executes a plurality of instructions on the serverless computing platform to fetch the details of the notice stored in the database and / or the cloud object storage.
[0022] Accordingly, the method allows to track and store the digital notices electronically, making it easier to retrieve and reference them in the future. Further, the method allows the user to file the new notice for already registered properties, view the Live notices, cancel the notices, and / or to make changes or correction in already filed notices. Further, the cloud object storage (5) also facilitates storage for all unexpired notice files. Specific folders are created as per the property details in the cloud object storage (5).

Additionally, the notice will stay live on the web portal (10) for a prefixed time as fixed by the government. Further, the details of the notice get stored in the respective folder of the property in the cloud object storage (5).

Claims
We claim:
1. A system (100) for facilitating digital notices relating to a real estate property and managing thereof, the system (100) comprising: a. a web portal (10) for providing a user dashboard to a client device; b. a plurality of cloud computing platforms (60) to host the web portal (io); c. a cloud (80) comprising, an API gateway (1) configured for connecting the cloud (80) with the web portal (10); and a serverless computing platform (2) configured to interact with a database (4) and a cloud object storage (5), wherein the cloud object storage (5) is configured to store a plurality of digital notices relating to a real estate property and the database (4) is configured to store location of the digital notices stored in the cloud object storage (5), and retrieve and manage the digital notices by allowing create, read, update, and delete (CRUD) operations; wherein, the user dashboard of the client device is configured to allow the user to file a new notice for already registered properties, view live notices, cancel notices, and make changes or correction in already filed notices.
2. The system (100) as claimed in claim 1, further comprising a real-time attack prevention device (30) and a web application firewall module (40) to provide security thereto.
3. The system (100) as claimed in claim 1, further comprising an elastic load balancer module (50) and an auto scaling module (70) for managing the plurality of cloud computing platforms (60) by automatically distributing incoming traffic thereacross.
4. The system (100) as claimed in claim 1, further comprising a monitoring means (3) configured for storing and facilitating real-time logs, metrics, and event data in automated dashboards to streamline infrastructure and system maintenance.
5. The system (100) as claimed in claim 1, wherein the cloud (80) further comprising an information assurance and security (IAS) module configured for allowing authorized access thereto.
6. The system (100) as claimed in claim 1, wherein the cloud (80) facilitates third party integration with a plurality of external gateways such as i-Sarita, Aadhar gateway, a Payment gateway, Maharashtra Bhumi Abhilekh, and the like.

A method for facilitating digital notices relating to a real estate property and managing thereof, comprising: accessing a web portal (10) by a client device; providing a user dashboard on the client device by the web portal (10), wherein the user dashboard displays a menu of plurality of services provided thereby; receiving, by the web portal (10), the user selection of service from the client device; sending, by the web portal (10), a request for information relating to the selected service, to a cloud (80); passing the request to an API gateway (1) by the cloud (80); connecting the web portal (10) to the cloud (80) via API gateway (1); executing, by the API gateway (1), a plurality of instructions stored on a serverless computing platform (2);allowing, by the serverless computing platform (2), the client device to create, read, update, and delete (CRUD) operation, wherein the CRUD operation facilitates the user to file a new notice for already registered properties, view live notices, cancel notices, and make changes or correction in already filed notices using the user dashboard of the client device; interacting, by the serverless computing platform (2), to a database (4) and a cloud object storage (5) to retrieve and manage the digital notices; transmitting the retrieved information to the web portal (10) via API gateway (1); and displaying the retrieved information of the digital notices on the user dashboard of the client device.
8. The method as claimed in claim 8, wherein the user dashboard is displaying the menu of the plurality of services including ‘Search Notices’, ‘Check Notice History for Property’, ‘Add New Notice’, ‘Filed Notice History’, ‘Payment History’, ‘Profile Details’, and the like.
9. The method as claimed in claim 8, wherein the API Gateway (1) is configured to support Logging, Caching, Throttling, Bursting and Monitoring of API’s.
10. The method as claimed in claim 8, further comprising allowing third party integration of the cloud (80) with a plurality of external gateways including i- Sarita, Aadhar gateway, a Payment gateway, Maharashtra Bhumi Abhilekh, and the like.
