Abstract
Description
Computer and information processing method
[0001] The present invention relates to computers and information processing methods.
[0002] Various systems have been known to support real estate transaction management. In real estate transactions, the Real Estate Transaction Business Act requires real estate agents to explain important matters related to the contract, such as facilities, conditions, and restrictions, to applicants for real estate purchases and rentals, in a document known as an important matters explanation. Furthermore, this explanation must be conducted face-to-face by a licensed real estate agent who presents his or her licensed real estate agent certificate, and the contents of the explanation must be put in writing and delivered to the applicant. In response to this, for example, Japanese Patent Application Publication No. 2023-001320 (JP2023-001320A) discloses a support system for preparing important matters explanation documents in real estate transactions.
[0003] Conventional systems for managing real estate transactions had the problem that tenants who wanted to sign a real estate contract had to visit the real estate agent's office to receive an explanation of important matters.
[0004] The present disclosure has been made in consideration of these points, and aims to provide a program, computer, and information processing method that allows a person who wishes to enter a specified real estate property to do so by entering into a sublease agreement without visiting a real estate agent's store.
[0005] The computer of the present disclosure functions as a specific information receiving means, an application information transmitting means, and a sublease agreement approval means by executing a program, wherein the specific information receiving means receives information for identifying real estate and application information for a sublease agreement related to the real estate from a first terminal, the application information transmitting means transmits the application information for the lease agreement to a second terminal corresponding to the real estate when the specific information receiving means receives the information for identifying the real estate and the application information for a sublease agreement related to the real estate, and the sublease agreement approval means establishes or makes effective the sublease agreement for which application information was received from the first terminal when it confirms a predetermined correlation between the establishment of the sublease agreement and the lease agreement.
[0006] In the computer of the present disclosure, when the specific information receiving means receives application information for a sublease agreement regarding the real estate, the sublease agreement approval means may send to the first terminal acceptance information with a condition precedent that the lease agreement is concluded, and when the sublease agreement approval means receives acceptance information for the lease agreement and sublease from the second terminal or a terminal other than the second terminal, it may send to the first terminal information indicating that the sublease agreement regarding the real estate has come into effect.
[0007] In the computer of the present disclosure, the sublease agreement approval means may transmit reservation acceptance information to the first terminal when the specific information receiving means receives application information for a sublease agreement regarding the real estate, and the sublease agreement approval means may transmit information to the first terminal indicating that a sublease agreement for the real estate will be concluded when it receives acceptance information for the lease agreement and sublease from the second terminal or a terminal other than the second terminal.
[0008] In the computer of the present disclosure, the sublease agreement approval means may, upon receiving the lease agreement and sublease approval information from the second terminal or a terminal other than the second terminal, send approval information for the sublease agreement for the real estate to the first terminal.
[0009] Furthermore, the computer of the present disclosure functions as a specific information receiving means, a sublease agreement approval means, and a lease agreement approval means by executing a program, wherein the specific information receiving means receives information for identifying real estate and application information for a lease agreement related to the real estate from a second terminal, and information for identifying real estate and application information for a sublease agreement related to the real estate from a first terminal, wherein the sublease agreement approval means, when the specific information receiving means receives the information for identifying the real estate and the application information for a lease agreement related to the real estate and receives application information for a sublease agreement related to the real estate from the first terminal, transmits approval information for the sublease agreement for the real estate, and wherein the lease agreement approval means, when confirming a predetermined correlation between the establishment of the sublease agreement and the lease agreement, establishes or makes effective the lease agreement for which application information was received from the second terminal.
[0010] In the computer of the present disclosure, the lease contract approval means may transmit approval information for the lease contract for which application information has been accepted from the second terminal when the sublease contract is concluded.
[0011] In the computer of the present disclosure, when the specific information receiving means receives information for identifying real estate and application information for a lease contract for this real estate from the second terminal, the lease contract approval means may send to the second terminal acceptance information with a condition precedent that the sublease contract is concluded.
[0012] In the computer of the present disclosure, the lease agreement approval means may send reservation acceptance information to the second terminal when the specific information receiving means receives information for identifying real estate and application information for a lease agreement regarding the real estate from the second terminal.
[0013] The computer of the present disclosure may further function as an entry information transmitting means, and when the sublease agreement approval means approves the sublease agreement, the entry information transmitting means may transmit information regarding entry into the real estate related to the approved sublease agreement to the first terminal.

[0028] 1 to 9 are diagrams illustrating an information processing system 1 and an information processing method according to the present embodiment.
[0029] [Information Processing System 1] The information processing system 1 according to this embodiment includes a management server 10, a first terminal 40, a second terminal 42, a payment server 44, an affiliated partner terminal 46, a web server 48, and a communication network 50. The management server 10 is a server accessible via a communication network 50, such as the Internet. The first terminal 40, the second terminal 42, and other terminals are communicatively connected to the management server 10 via the communication network 50. Each component of the information processing system 1 is described below. Note that, in this specification, the first terminal 40 is used by prospective tenants and residents (including those entering and those wishing to enter a room, hereinafter collectively referred to as residents), and the second terminal 42 is used by the property owner. The property owner is not limited to being the actual owner of the real estate property, but may have the right to use and profit from the property. The residents and property owner may be natural persons or legal entities.
[0030] <Management Server (Computer) 10> The configuration of the management server (computer) 10 of the present disclosure will be described with reference to Fig. 1. Fig. 1 is a schematic diagram illustrating the configuration of the management server 10 of the present disclosure. The management server 10 of this embodiment is composed of an industrial computer, a personal computer, a tablet terminal, or the like, and includes a control unit 12, a storage unit 32, and a communication interface unit 34, as shown in Fig. 1.
[0031] The control unit 12 is composed of a CPU (Central Processing Unit), a GPU (Graphics Processing Unit), etc., and controls the operation of the management server 10. Specifically, the control unit 12 executes programs stored in a storage unit 32 (described later) to function as a listing application information receiving means 14, a property ID issuing means 16, a property information means 18, a specific information receiving means 20, a payment application means 22, an application information transmitting means 26, a sublease contract approval means 28, a lease contract approval means 29, an entry information transmitting means 30, etc. Each of these means will be described later.
[0032] The storage unit 32 is configured, for example, with a hard disk drive (HDD), random access memory (RAM), read-only memory (ROM), solid state drive (SSD), etc. Furthermore, the storage unit 32 is not limited to being built into the management server 10, but may be a storage medium (for example, a USB memory) that can be detachably attached to the management server 10. In this embodiment, the storage unit 32 is configured to store programs executed by the control unit 12, property information described below, etc. Note that these programs, property information, etc. may be stored in other storage means (such as a cloud server) rather than in the storage unit 32.
[0033] The communication interface unit 34 connects the control unit 12 to an external device (e.g., the first terminal 40) wirelessly or via a wired connection so that the control unit 12 can communicate with the external device. The control unit 12 can send and receive signals to and from the external device via the communication interface unit 34.
[0034] (Details of the Control Unit 12) (Listing Application Information Receiving Unit 14) The listing application information receiving unit 14 receives listing application information for real estate properties from the second terminal 42 operated by the property owner. Here, "listing application information (for real estate properties)" refers to a request from a property owner to the administrator or management company of the management server 10 (collectively referred to as the administrator) to list the property on a website where the program related to the present disclosure is executed, along with detailed information about the property. The management server 10 may receive this "detailed information" in a predetermined format. This format may include, for example, information about the property, such as photos, address, area, and layout, as well as information about the rental, such as rent and rental period. The rent displayed on the website includes a commission received by the administrator. In this specification, "real estate" includes land and buildings, and more specifically, detached houses, apartments, condominiums, etc., but is not limited to real estate licensed for use on a monthly or at least monthly basis.
[0035] (Property ID issuing means 16) The property ID issuing means 16 issues identification information for the received real estate property. The "identification information (property ID)" is not particularly limited as long as it allows the manager to identify the property, and any desired ID can be issued. For example, the property ID may be set to any combination of alphanumeric characters, or "application date + place name + alphanumeric characters," "place name + rent + floor plan + alphanumeric characters," etc.
[0036] (Property Guide Means 18) The property guide means 18 guides the real estate property for which identification information has been issued so that it can be viewed on the first terminal 40 operated by a person wishing to move in (enter the room). That is, the real estate property related to the listing application information sent from the second terminal 42 and detailed information of the real estate property previously set by the administrator can be viewed on the first terminal 40 (see FIGS. 4 to 6). Note that this viewing may be performed via a website on which the program of the present disclosure is executed.
[0037] (Specific Information Receiving Means 20) The specific information receiving means 20 receives information for identifying real estate and application information for a sublease contract related to the real estate from the first terminal 40. Furthermore, the specific information receiving means 20 can also receive information for identifying real estate and application information for a lease contract related to the real estate from the second terminal 42. The "information for identifying real estate (hereinafter also referred to as real estate specific information)" received by the specific information receiving means 20 from the first terminal 40 and the second terminal 42 may include the property identification information of the real estate issued by the property ID issuing means 16. By identifying and applying for the real estate property in this way, the subject of the sublease contract and lease contract are clarified, making it possible to conclude the contract. Furthermore, "sublease contract application information" refers to an application by a prospective tenant who wishes to move into a real estate property listed on a website where the program according to the present disclosure is executed, and detailed information about the prospective tenant, to the administrator of the management server 10. This "detailed information" may include the prospective tenant's contact information, emergency contact information, place of employment, annual income, etc. Furthermore, the "lease contract application information" refers to an application by a property owner requesting the administrator of the management server 10 to recruit tenants for the real estate property, as well as detailed information about the real estate property. This "detailed information about the real estate property" may be the same as the listing application information described above.
[0038] A "sublease agreement" is a contract in which the property owner is the lessor (landlord, original lessor, host), the manager of the management server 10 is the lessee (sublessor), and the resident is the subtenant (tenant, guest). Here, a sublease agreement is concluded between the manager and the resident, based on the lease agreement between the property owner and the manager. In this specification, the relationship between the conclusion of a lease agreement and a sublease agreement can be set in advance. For example, the application timing of the sublease agreement may be earlier or later than the lease agreement, and the contract conclusion timing of the lease agreement may be earlier or later than the sublease agreement. Specifically, a lease agreement may be concluded with the conclusion of the sublease agreement as a condition precedent, a sublease agreement may be concluded with the conclusion of the lease agreement as a condition precedent, a reservation agreement for a lease agreement in which the reservation completion right is exercised if the sublease agreement is concluded, or a reservation agreement for a sublease agreement in which the reservation completion right is exercised if the lease agreement is concluded, may be concluded. The landlord's consent and agreement (consent) to the sublease (subleasing the property to another person, and who the subtenant is) can be confirmed at any time. Here, a "condition precedent" may be one that takes effect immediately upon the fulfillment of a certain condition, or one that takes effect a certain period of time after the fulfillment of a certain condition. Unless otherwise specified, the sublease agreement may be governed by the provisions of the Civil Code at the time of the contract. The specific information receiving means 20 can also accept consent information regarding special provisions from the first terminal 40 (Figure 2). Furthermore, since the original lease agreement between the manager and the property owner falls under the "specified lease agreement" defined in Article 2, Paragraph 4 of the Act on the Optimization of Rental Housing Management Operations, etc. (Act No. 60 of June 19, 2020), the manager is required to provide the property owner with an important information document, but this can also be provided electronically.
[0039] (Payment Application Means 22) When the identification information receiving means 20 receives information for identifying real estate and application information for a sublease agreement related to the real estate from the first terminal 40, the payment application means 22 also receives payment information. The payment application means 22 then transmits the payment application information, including the payment information, to the settlement institution (via the payment server 44 it manages). The settlement institution then completes the payment of the specified amount ( FIG. 2 , settlement confirmation). An example of this "payment amount" is one month's rent, which is applied to the rent after occupancy. Examples of "payment institutions" include credit card settlement institutions, cashless settlement institutions, and banks. Examples of "payment information" include credit card information, debit card information (e.g., card number, account holder name, validity period, security number), cashless payment information (e.g., type), and bank transfer information (e.g., financial institution name, branch name, deposit type, account number). In the case of cashless payment, an authentication code may be transmitted as needed, prompting the user to enter the authentication code or scan a QR code (registered trademark).
[0040] In addition, after the application for the sublease agreement has been accepted and payment has been completed, application confirmation information regarding the real estate for which the sublease agreement has been applied for may be sent to the first terminal 40 (Figures 8, 9, etc.).
[0041] Furthermore, after the acceptance of the sublease application and the completion of payment, the property introduction (see FIG. 5) may be marked as "under negotiation" so that applications from other parties will not be accepted. Alternatively, the specific information accepting means 20 may be configured to accept real estate specific information and sublease application information from the second or subsequent prospective tenants, and the property owner of the real estate may be required to select one from multiple applications (for example, the property introduction in FIG. 5 may be marked as "multiple applications received"). To prevent the establishment of duplicate sublease agreements, the application information transmitting means 26, which will be described later, may also provide the property owner (second terminal 42) with information on the order of applications as management status information for each property or application.
[0042] (Application Information Transmission Means 26) When the identification information receiving means 20 receives information for identifying real estate and application information for a sublease agreement for that real estate (consent information and payment information may also be conditions), the application information transmitting means 26 transmits the lease agreement application information to the second terminal 42 corresponding to the identified real estate. The application information transmitting means 26 may also transmit the lease agreement application information to the second terminal 42 on the condition that payment completion information (payment confirmation) is received from the payment institution (payment server 44) (Figures 5 to 9). In this way, the property owner can consider whether to rent out the real estate property, taking into account detailed information about the prospective tenant. Note that Figure 9 shows an example of the content of an email sent to a tenant when the tenant's approval is confirmed by the rent guarantee company, in addition to the consent information and payment completion information.
[0043] (Sublease agreement approval means 28) When the sublease agreement approval means 28 confirms a predetermined correlation between the establishment of the sublease agreement and the lease agreement, it establishes or makes effective the sublease agreement for which application information has been accepted from the first terminal 40. For example, when the sublease agreement approval means 28 accepts a lease agreement and sublease consent information from the second terminal 42 or a terminal other than the second terminal 42, the lease agreement that is the premise of the sublease agreement is thereby established, the sublease agreement for which application information has been accepted from the first terminal 40 may be approved, the sublease agreement may also be established, and consent information for the sublease agreement for the corresponding real estate may be sent to the first terminal 40 (FIG. 12). Furthermore, when the specific information receiving means 20 receives application information for a sublease agreement for real estate, the sublease agreement approval means 28 may send to the first terminal 40 consent information with a condition precedent set forth as the conclusion of the lease agreement, thereby establishing the sublease agreement with a condition precedent set forth above; when consent information for the lease agreement and sublease is received from the second terminal 42 or a terminal other than the second terminal 42, the lease agreement that is the premise for the sublease agreement is thereby established, and therefore the sublease agreement approval means 28 may send information on the effectiveness of the sublease agreement for real estate to the first terminal 40 (Figure 10). In addition, when the specific information receiving means 20 receives application information for a sublease agreement for real estate, the sublease agreement approval means 28 sends reservation acceptance information to the first terminal 40, and when it receives lease agreement and sublease acceptance information from the second terminal 42 or a terminal other than the second terminal 42, a lease agreement that is the premise for the sublease agreement is thereby established, and therefore the sublease agreement approval means 28 may send information to the first terminal 40 indicating that a sublease agreement for the real estate will be established (reservation completion right exercise information) (Figure 11).
[0044] When a sublease agreement is concluded, it is preferable to transmit a message to that effect to both the second terminal 42 and the first terminal 40. On the other hand, when lease agreement rejection information is received from the second terminal 42 or a terminal other than the second terminal 42, the sublease agreement for which application information was received from the first terminal 40 is not concluded, and the sublease agreement rejection information is transmitted to the first terminal 40 (see, for example, FIG. 2). In order to prevent duplicate subleasing or to clarify the property owner's intentions, it is preferable that the sublease agreement approval means 28 has a function to confirm which item the approval information from the second terminal 42 corresponds to in the application information for the sublease agreement.
[0045] (Lease Agreement Approval Means 29) When the lease agreement approval means 29 confirms a predetermined correlation between the establishment of the sublease agreement and the lease agreement, the lease agreement for which application information has been accepted from the second terminal 42 is established or put into effect. The lease agreement approval means 29 enables the management server 10 to not only submit a lease agreement to the property owner but also accept the lease agreement application from the property owner. For example, when the identification information acceptance means 20 accepts information for identifying real estate and application information for a lease agreement related to the real estate, the first terminal 40 accepts application information for a sublease agreement related to the real estate, and the sublease agreement approval means 28 transmits approval information for the sublease agreement, thereby establishing the sublease agreement. The lease agreement approval means 29 can transmit approval information for the lease agreement for which application information has been accepted from the second terminal 42 to the second terminal 42 (FIG. 13). In this case, too, the sublease agreement approval means 28 may establish or make effective the sublease agreement for which application information has been accepted from the first terminal 40 when it has confirmed a predetermined correlation between the establishment of the sublease agreement and the lease agreement, or when the specific information acceptance means 20 has accepted information for identifying real estate and application information for a lease agreement related to the real estate, and the sublease agreement approval means 28 has further accepted application information for a sublease agreement related to the real estate from the first terminal 40, it may send approval information for the sublease agreement for this real estate without confirming a predetermined correlation.
[0046] Here, as with the aforementioned sublease agreement, "establishment of a lease agreement" includes not only cases where a lease agreement has already been established, but also cases where a lease agreement is expected to be established in the future (such as a reservation agreement). For example, when the specific information receiving means 20 receives information for identifying real estate and application information for a lease agreement related to the real estate from the second terminal 42, the lease agreement approval means 29 may transmit to the second terminal 42 consent information for a lease agreement with a condition precedent that the sublease agreement is established, thereby establishing a lease agreement with a condition precedent that the sublease agreement is established. In this case, after the sublease agreement is established by the sublease agreement approval means 28, the lease agreement approval means 29 may transmit lease agreement effectiveness information to the second terminal 42 to establish the lease agreement (FIG. 14). Furthermore, when the specific information receiving means 20 receives information for identifying real estate and application information for a lease agreement related to the real estate from the second terminal 42, the lease agreement approval means 29 may transmit reservation consent information to the second terminal 42. In this case, after the sublease agreement is concluded by the sublease agreement approval means 28, the lease agreement approval means 29 may send information (reservation completion right exercise information) to the first terminal 40 indicating that a lease agreement for the real estate has been concluded (Figure 15).
[0047] (Room entry information transmitting means 30) When the sublease agreement approval means 28 approves the sublease agreement, the room entry information transmitting means 30 transmits information (check-in voucher) related to entry into the real estate related to the approved sublease agreement to the first terminal 40. The check-in voucher is a so-called occupancy guide, and also includes information such as the contract contents and how to hand over the keys. The check-in voucher may be sent by email.
[0048] <First Terminal 40 and Second Terminal 42> The first terminal 40 and the second terminal 42 may include a personal computer, a tablet terminal, a mobile terminal, etc., but are not particularly limited as long as they are capable of sending and receiving information to and from the management server 10. Furthermore, the first terminal 40 and the second terminal 42 do not need to be the same terminal; the same user (tenant or property owner) may send and receive information using different terminals at different times. On a website where the program of the present disclosure is executed, even if a tenant and a property owner use different terminals, they may be identified by the same registration information (user ID).
[0049] <Payment Server 44> The payment server 44 is a server for performing payments, and includes an industrial computer, a personal computer, a tablet terminal, etc. The administrator of the payment server 44 is not particularly limited as long as it is a payment institution that can perform payments online.
[0050] <Affiliated Partner Terminal 46> The affiliated partner terminal 46 includes an industrial computer, a personal computer, a tablet terminal, etc., and is operated by an affiliated partner affiliated with the administrator who manages the management server 10. Examples of affiliated partners include, but are not limited to, rent guarantee companies, non-life insurance companies, moving service companies, and security companies. The administrator of the management server 10 can instruct the affiliated partner terminal 46 via the communication network 50 to provide various services to tenants (first terminals 40) and property owners (second terminals 42). In other words, tenants and property owners can enjoy various services via the affiliated partner terminal 46 operated by the administrator's affiliated partner. The tenants (first terminals 40) and property owners (second terminals 42) can also communicate with the affiliated partner terminal 46 via the communication network 50.
[0051] <Web Server 48> The web server 48 is a server such as a computer that responds to requests from the first terminal 40, the second terminal 42, etc. in web pages in accordance with a program by the management server 10 according to the present disclosure. A website on which the program according to the present disclosure is executed is managed by the web server 48. Note that the program according to the present disclosure may be executed by a so-called app (application software).
[0052] [Information Processing Method] Next, an information processing method according to the present disclosure will be described. Specifically, an example of the information processing method in the information processing system 1 described above will be described with reference to Figures 3 to 9. Components with the same reference numerals are the same as the components described above, and redundant descriptions will be omitted as appropriate.
[0053] First, when the control unit 12 (listing application information receiving means 14) receives listing application information for a real estate property (including detailed information about the real estate property) from the second terminal 42 operated by the property owner, the control unit 12 (property ID issuing means 16) issues identification information (property ID) for the received real estate property (Figure 3, step S1).
[0054] Next, the control unit 12 (property information means 18) provides information about the real estate property for which the identification information has been issued so that it can be viewed on the first terminal 40 operated by the prospective tenant (FIG. 3, step S2). In FIG. 4, multiple real estate properties indicated by reference numeral 100 are displayed on a map on the screen of the first terminal 40. In FIG. 5, property information (image, provision method, floor plan, area, capacity, facilities, amenities, nearby information, host / owner information, etc.) corresponding to one of the real estate properties 100 is shown. Furthermore, for each property, a charge plan can be selected using a charge plan selection button 102 (FIG. 5), and a usage period can also be selected from a usage period selection screen 106 as shown in FIG. 6.
[0055] As shown in the upper part of Figure 4, a user wishing to move in (or occupy) a property may select (display) a real estate property from a map on the screen centered on their current location, or they may select a vacant property based on the desired search results, for example, the desired occupancy period. Real estate properties can also be selected based on service types such as stay / residence type. Furthermore, real estate properties can also be selected based on charge plans such as monthly charges. Furthermore, real estate properties can be selected by setting a usage fee range and number of users. A preview or preliminary inspection is also possible. In this way, a prospective occupant can select a desired property from the real estate properties 100 and submit application information for a sublease agreement by clicking (tapping) the application button 104 as shown in Figure 5.
[0056] The user's desire to enter (or occupy) the room is transmitted as application information for a sublease contract to the control unit 12 (specific information receiving means 20). More specifically, when the control unit 12 (specific information receiving means 20) receives information for identifying the real estate, application information for a sublease contract related to the real estate, consent information, payment information, etc. from the first terminal 40 (FIGS. 7 and 8), the control unit 12 (payment application means 22) transmits payment application information including payment information such as credit card information to the payment server 44 of the payment institution (FIG. 3, step S3).
[0057] Next, when payment confirmation (payment completion) information is received from the payment server 44 of the payment institution, the user's application for sublease and the user's payment are confirmed. The control unit 12 (application information transmission means 26) then transmits the lease contract application information to the second terminal 42 (FIG. 3, step S4). The control unit 12 (specific information reception means 20) can choose not to accept application information for other sublease contracts, or can accept application information for other sublease contracts. Furthermore, as shown in FIG. 9, if the tenant screening by a rent guarantee company affiliated with the manager is also approved, the lease contract application information may be transmitted to the second terminal 42.
[0058] If the user's payment has already been confirmed, the property owner (second terminal 42) can send lease agreement acceptance information to the control unit 12 (application information transmission means 26). This completes the lease agreement application and acceptance, and the lease agreement is established. That is, upon receiving the lease agreement and sublease acceptance information from the second terminal 42, the control unit 12 (sublease agreement approval means 28) approves the sublease agreement for which application information was accepted from the first terminal 40 (FIG. 3, step S5). This establishes a sublease agreement between the user and the business operator that owns the control unit. When the sublease agreement is established, it is preferable to transmit a notification to both the second terminal 42 and the first terminal 40.
[0059] In this way, in the present invention, a sublease agreement is concluded between the user (prospective tenant) and the manager after a lease agreement is concluded between the manager and the property owner. Depending on the scheme selected in the present invention, the lease agreement can also be concluded with the conclusion of the sublease agreement as a condition precedent. This means that the manager will not be obligated to pay rent to the property owner in advance.
[0060] Next, the control unit 12 (entry information transmitting means 30) transmits information (check-in voucher) relating to entry into the real estate related to the approved sublease agreement to the first terminal 40 (FIG. 3, step S6).
[0061] The information processing method described above allows tenants to complete the move-in and room entry procedures online, i.e., without having to visit a real estate company's store to sign a lease, which is beneficial for tenants. Furthermore, by entering into a sublease agreement as described above, property owners benefit from the fact that they do not need to enter into a contract with the tenant. The payment method described above also allows the administrator of the management server 10 to undertake rent (room fee, usage fee) collection services from tenants, which is beneficial for property owners. Furthermore, the administrator of the management server 10 can share review posting information (e.g., Figure 5 ) and property information obtained by the management server 10 with affiliated partners as needed, allowing tenants (first terminal 40) and property owners (second terminal 42) to enjoy various services through such affiliated partners. For example, if the real estate property is a hotel or inn, the posted information can be shared with travel agencies and local governments. Furthermore, by partnering with a non-life insurance company, property owners (lessors) can receive rent guarantees for up to 24 months. Furthermore, the management server 10 can also be equipped with a tenant screening function. For example, the applicant may be asked to answer certain questions before the screening process begins.
[0062] In the program, computer (management server 10), and information processing method of this embodiment, which are configured as described above, by executing the program, the computer (management server 10) functions as a specific information receiving means 20, an application information sending means 26, and a sublease agreement approval means 28, and the specific information receiving means 20 receives information for identifying real estate and application information for a sublease agreement related to this real estate from the first terminal 40, the application information sending means 26, when the specific information receiving means 20 receives information for identifying real estate and application information for a sublease agreement related to this real estate, sends the application information for the lease agreement to the second terminal 42 corresponding to this real estate, and the sublease agreement approval means 28, when it confirms a predetermined correlation between the establishment of each of these sublease agreements and lease agreements, establishes or makes effective the sublease agreement for which application information was accepted from the first terminal 40. In one embodiment of the present disclosure, by executing a program, the computer (management server 10) functions as a specific information receiving means 20, an application information sending means 26, and a sublease agreement approval means 28, wherein the specific information receiving means 20 receives information for identifying real estate and application information for a sublease agreement related to this real estate from the first terminal 40, the application information sending means 26 sends application information for a lease agreement to the second terminal 42 corresponding to the identified real estate, on the condition that the specific information receiving means 20 has received information for identifying real estate and application information for a sublease agreement related to this real estate, and the sublease agreement approval means 28 approves the sublease agreement for which application information was received from the first terminal 40, upon receiving approval information for the lease agreement and sublease from the second terminal 42 or a terminal other than the second terminal 42.
[0063] The timing of the establishment of the sublease agreement and the lease agreement may be as follows: Below, the parts common to the schemes described in Figures 2 and 3 will be omitted.
[0064] For example, when the specific information accepting means 20 accepts application information for a sublease agreement for real estate, the sublease agreement approval means 28 may transmit to the first terminal 40 consent information with a condition precedent that the lease agreement is concluded, and when the sublease agreement approval means 28 accepts consent information for the lease agreement and sublease from the second terminal 42 or a terminal other than the second terminal 42, it may transmit information indicating that the sublease agreement for the real estate has come into effect to the first terminal 40 (Variation 1, FIG. 10). In this example, when a prospective tenant (hereinafter also referred to as a user) operating the first terminal 40 accepts an application for a sublease agreement, and the manager (who may further confirm the user's ability to repay) consents to the agreement, a sublease agreement with a condition precedent that the lease agreement is concluded between the property owner and the manager is concluded (FIG. 10). In this variant example 1, after the sublease agreement is concluded with a condition precedent, a lease agreement is concluded between the manager and the property owner, and the sublease agreement comes into effect upon the fulfillment of the condition precedent, so there is a certain correlation between the conclusion of the lease agreement and the coming into effect of the sublease agreement.
[0065] Furthermore, when the specific information receiving means 20 receives application information for a sublease agreement for real estate, the sublease agreement approval means 28 may transmit reservation acceptance information to the first terminal 40. When the sublease agreement approval means 28 receives acceptance information for the lease agreement and sublease agreement from the second terminal 42 or a terminal other than the second terminal 42, the sublease agreement approval means 28 may transmit information to the first terminal 40 indicating that a sublease agreement for the real estate will be concluded (Variant 2, FIG. 11). In this example, similarities with Variation 1 will be omitted. Variation 2 does not impose a condition precedent on the sublease agreement, but rather grants the manager the unilateral right to complete the reservation (reservation completion right) upon the agreement of the sublease application and acceptance. In other words, in Variation 2, upon receiving a sublease agreement application from a user and the manager accepting the agreement (reservation acceptance), a sublease reservation agreement is concluded between the user and the manager. When a lease agreement is concluded between the manager and the property owner, the manager can enter into a sublease agreement by exercising the reservation right (Figure 11). In this variation 2, the sublease agreement is concluded by exercising the reservation completion right of the sublease agreement, which is premised on the conclusion of the lease agreement. Therefore, there is a certain correlation between the conclusion of the lease agreement and the conclusion of the sublease agreement through the legal concept of the "reservation completion right."
[0066] Furthermore, when the sublease agreement approval means 28 receives lease agreement and sublease agreement approval information from the second terminal 42 or a terminal other than the second terminal 42, it may transmit sublease agreement approval information for the real estate to the first terminal 40 (Variation 3, Figure 12). In this example, similarities with Figure 2 will be omitted. Variation 3 is a variation in which, upon receiving a sublease agreement application from a user, the manager (who may confirm the user's ability to repay) applies for a lease agreement to the property owner (rather than first concluding the sublease agreement as in Figure 2 and the previous variations). Once a lease agreement is concluded between the manager and the property owner, the manager accepts the user's sublease agreement application, thereby establishing a sublease agreement between the manager and the user. If the sublease agreement is not concluded due to reasons such as the user's subsequent refusal or the user's whereabouts becoming unknown, the lease agreement concluded between the manager and the property owner may be terminated. In this case, it is desirable that the termination be retroactive to the date of the lease agreement, and by adopting such a scheme, the manager will be relieved of his obligation to pay rent. In Variation 3, the lease agreement is concluded with the conclusion of the sublease agreement as a termination condition, etc., so there is a certain correlation between the conclusion of the lease agreement and the conclusion of the sublease agreement.
[0067] In the program, computer (management server 10), and information processing method of this embodiment, by executing the program, the computer (management server 10) functions as a specific information receiving means 20, a sublease agreement approval means 28, and a lease agreement approval means 29, and the specific information receiving means 20 receives information for identifying real estate and application information for a lease agreement related to this real estate from the second terminal 42, and information for identifying real estate and application information for a sublease agreement related to this real estate from the first terminal 40, and when the specific information receiving means 20 receives information for identifying real estate and application information for a lease agreement related to this real estate, and receives application information for a sublease agreement related to the real estate from the first terminal 40, the sublease agreement approval means 28 transmits approval information for the sublease agreement for this real estate, and when the lease agreement approval means 29 confirms a predetermined correlation between the establishment of each of these sublease agreements and lease agreements, it can also establish or put into effect the lease agreement for which application information was accepted from the second terminal 42. Thus, the program, computer (management server 10), and information processing method of this embodiment can handle cases where a lease contract application precedes a sublease contract application.
[0068] As an example, once a sublease agreement is concluded, the lease agreement approval means 29 may transmit lease agreement approval information for which application information has been accepted from the second terminal 42 (Variation 4, FIG. 13). In this example, first, the property owner submits a property listing application and a lease agreement application (and may also receive consent information for subleasing), and the manager makes the property information available to users, for example, by publishing the property information online. After that, the user submits a sublease agreement application for the property, and the manager approves the application, thereby concluding the sublease agreement. Before approving the application, the manager may confirm with the property owner whether or not it is OK to conclude the sublease agreement. Once the sublease agreement is concluded, the manager approves the application for the lease agreement from the property owner, and a lease agreement is thus concluded between the manager and the owner (FIG. 13). Even if a period of time continues in which there are no applications from users despite the publication of information about the property, since a lease agreement has not been concluded, no obligation to pay rent has arisen, and by adopting such a scheme, the manager is relieved of the obligation to pay rent while waiting for applications from users. Since the lease agreement approval means 29 concludes a corresponding lease agreement when a sublease agreement is concluded, even in variant 4, the conclusion of a sublease agreement is a condition for accepting the lease agreement, and the lease agreement is concluded upon such acceptance, there is a certain correlation between the conclusion of a lease agreement and the conclusion of a sublease agreement.
[0069] Furthermore, when the specific information receiving means 20 receives information for identifying real estate and application information for a lease contract for the real estate from the second terminal 42, the lease agreement approval means 29 may transmit to the second terminal 42 approval information with a condition precedent that a sublease agreement is concluded (Variant 5, FIG. 14). In this example, similarities with Variation 4 will be omitted. In Variation 5, upon receiving a property listing application and a lease contract application from the property owner, a lease agreement with a condition precedent that a sublease agreement is concluded between the user and the manager is concluded upon the manager's approval of the contract. In Variation 5, after the lease agreement with a condition precedent is concluded, a sublease agreement is concluded between the manager and the user, and the lease agreement becomes effective upon the fulfillment of the condition precedent. Therefore, there is a certain correlation between the conclusion of the lease agreement and the conclusion of the sublease agreement.
[0070] Furthermore, the lease agreement approval means 29 may transmit reservation acceptance information to the second terminal 42 when the identification information receiving means 20 receives information for identifying the real estate and information for a lease agreement for the real estate from the second terminal 42 (Variation 6, Figure 15). In this example, similarities with Variation 4 will be omitted. Variation 6 does not impose a condition precedent on the lease agreement, but instead grants the manager the unilateral right to complete the reservation (reservation completion right) upon the agreement of the lease application and acceptance. In other words, in Variation 6, a lease reservation agreement is formed between the property owner and the manager upon the manager's acceptance of the lease agreement (reservation acceptance) after receiving a lease agreement application from the property owner. When a sublease agreement is concluded between the manager and the user, the manager can exercise the reservation right to conclude the lease agreement (Figure 15). In this variant 6, the lease is established by exercising the reservation completion right of the lease agreement, which is premised on the establishment of a sublease agreement. Therefore, through the legal concept of the "reservation completion right," the lease agreement is established when the sublease agreement is established, and therefore there is a certain correlation between the establishment of the lease agreement and the establishment of the sublease agreement.
[0071] According to the program, computer (management server 10), and information processing method of this embodiment, the user operating the first terminal 40 has the advantage of not having to visit a real estate company's store to enter into a lease contract (sublease contract) for the purpose of entering into (occupying) a desired property, and the property owner operating the second terminal 42 has the advantage of being able to reduce the hassle of property management and not have to deal with contractual actions with changing parties in lease contracts. More specifically, the Real Estate Transaction Business Act has traditionally required lease contracts to be entered into through an intermediary such as a real estate agent, and that the contractual actions be taken at the intermediary's physical store, which has made it difficult to convert lease contracts into online contracts and digitalized contracts. In contrast, the program, computer (management server 10), and information processing method of this embodiment connect real estate property lessees and lessors to conclude sublease agreements without relying on the traditional in-store model. Furthermore, as described above, a platform service is provided that allows all lease transactions (sublease agreements, lease agreements) individually handled by the lessee and lessor to be completed online (on behalf of the lessee and lessor). In this way, property owners and tenants can conclude lease agreements simply by entering basic contract details such as property registration and identity authentication. Furthermore, the advantage of online services, which eliminate the need for physical stores, offers the benefit of eliminating initial costs (deposits, key money, brokerage fees, etc.) and renewal fees for tenants and free registration fees for property owners. The administrator of the management server 10 can simultaneously recruit tenants and advertise properties through websites and apps, as described above.
[0072] Furthermore, in the program, computer (management server 10), and information processing method of this embodiment, as described above, by executing the program, the computer (management server 10) further functions as entry information transmitting means 30, and when the sublease agreement approval means 28 approves the sublease agreement, the entry information transmitting means 30 may transmit information related to entry into the real estate related to the approved sublease agreement to the first terminal 40. By transmitting a check-in voucher in this manner, the resident can complete the procedures online up to the moment he or she actually enters the desired real estate, further increasing convenience for the resident.
[0073] Furthermore, in the program, computer (management server 10), and information processing method of this embodiment, as described above, by executing the program, the computer (management server 10) further functions as a payment application means 22. When the identification information receiving means 20 receives information for identifying real estate and application information for a sublease agreement related to the real estate from the first terminal 40, and also receives payment information, the payment application means 22 transmits the payment application information including the payment information to the payment institution (payment server 44). When the application information transmitting means 26 receives payment completion information from the payment institution (payment server 44), it may transmit the rental agreement application information to the second terminal 42. In this way, by partnering with a payment institution such as a credit card payment institution, the administrator of the management server 10 can provide services such as rent collection agency in addition to rental contract procedure agency services. Furthermore, using card payments has the advantage of allowing property owners to expect high-quality customers, providing a sense of security greater than that of the in-store model.
[0074] Furthermore, in the program, computer (management server 10), and information processing method of the present embodiment, as described above, by executing the program, the computer (management server 10) further functions as a listing application information receiving means 14, a property ID issuing means 16, and a property information receiving means 18. When the listing application information receiving means 14 receives listing application information for a real estate property from the second terminal 42, the property ID issuing means 16 issues identification information for the received real estate property, the property information receiving means 18 provides information about the real estate property for which the identification information has been issued so that it can be viewed on the first terminal 40, and the information for identifying the real estate received by the identification information receiving means 20 from the first terminal 40 may include the identification information for the real estate property issued by the property ID issuing means 16. In this way, real estate properties that are the subject of sublease agreements can be listed online, further improving convenience for tenants and property owners.
[0075] The program, computer (management server 10), and information processing method according to this embodiment are not limited to the above-described aspects, and various modifications can be made.
[0076] For example, the information processing system 1 (the program, the management server 10, and the website or app implementing the information processing method) may be provided with a "suggestion" or "review" function that allows tenants to leave photos, comments, and articles about real estate they have used (Figures 4 and 5). Potential tenants can learn about the merits of the property through this suggestion function, thereby encouraging the conclusion of a new sublease agreement. Furthermore, if a sublease agreement is concluded through the use of the suggestion function, the poster of the article or other information may be paid a reward. This motivates tenants to post information and serves as an advertisement for the property owner to attract the next tenant. Whether the suggestion or review function has been used can be confirmed, for example, by checking the application history to see whether the application was submitted via the webpage of the article or other information.
[0077] Furthermore, if the administrator of the management server 10 wants to rent his / her real estate property to a user of the first terminal 40, a lease agreement can be concluded without relying on the conventional in-store model, and a sublease agreement is also not required.
