Description

[0001] The invention relates to an arrangement of building units comprising a plurality of house units built in a coupled construction or a plurality of individual building units accommodated in a multi-story building.

[0002] Conventional building layouts predominantly comprise linearly arranged houses or building units, which are constructed in a linked construction along a street on adjacent plots, or building units in multi-story buildings, which are also arranged in rows or built in a rectangle. In such conventional – i.e., linear – layouts, the associated plots (in the case of residential complexes) are usually the same width as the houses and are therefore extremely narrow. In any case, these are usually rectangular. The same applies to the rooms. These, too, have the actual width, which is not perceived as wider or larger.

[0003] One of the disadvantages of such linear layouts is that the respective neighbors have an unobstructed view of their neighboring properties and lack sufficient acoustic privacy. Furthermore, such rows of houses often present a monotonous, desolate appearance. The narrowness of the plots also makes it difficult to plant gardens, and the perceived size of the plot corresponds to the actual size, which is naturally very small in such developments.

[0004] The same picture emerges with regard to the upper floors - if any outdoor space is created at all, it consists of linear balconies which are narrow and do not offer sufficient privacy, both visually and acoustically.

[0005] A further disadvantage lies in the supply connection of rows of terraced houses or linearly arranged building units, since relatively long supply and drainage lines have to be laid to each individual house / building unit.

[0006] It has already been proposed to arrange houses and building units not in a linear pattern next to each other, but rather to give the houses a pie-like floor plan and to arrange such house units in a circular or large circle. One example is WO 03 / 106784 A1.

[0007] All of these arrangements have the disadvantage that a courtyard is located within the house, to which the corresponding interior end walls open, meaning the main living and use orientation is directed towards this shaded, reduced side, thus compromising privacy. Furthermore, the driveway, entrance area, vestibule, and utility areas of the houses are located along the large exterior end walls – towards which the sun and light, as well as the main living and use orientation, should be directed. Another disadvantage is that this also leads to mutual disturbance between residents due to views into the neighboring properties. Furthermore, several of the residential units are located in the north-facing area, making the orientation of these units unfavorable. In detail, it must be stated that all of these arrangements are disadvantageous both visually and functionally.

[0008] In multi-story house arrangements, similar problems arise due to mutual interference and unfavorable north-facing orientation of house units.

[0009] Another arrangement of building units is known from AT 284402 B. This document describes a multi-story building in which the incidence of sunlight and light is to be improved. However, this arrangement has disadvantages with regard to the uniform incidence of light on the building units and with regard to privacy.

[0010] A further arrangement of building units is described in EP 0154100 A1. The aim is to arrange the roofs in a shape suitable for solar power generation.

[0011] The present invention aims to avoid the aforementioned disadvantages and to create an arrangement of building units that is optimized with regard to sun orientation and light orientation, allowing users to live and work or engage in other activities without being obstructed by neighbors. This should loosen up the visual design and make it more appealing. The use of the garden areas or loggias should offer better design and use options and, above all, provide more privacy, both visually and acoustically, through the rotation and indentation.

[0012] The invention solves the problems set by the features of the claims.

[0013] The invention relates to an arrangement of building units, comprising a plurality of house units constructed in a coupled construction and / or a plurality of individual building units housed in a multi-story building. Optionally, each building unit may have a pie-shaped floor plan with two side walls arranged at an angle α to each other, an inner end wall, and an outer end wall. Optionally, the inner end walls are arranged on the north side, the shade side, and the outer end walls are arranged on the south side, the sun side.

[0014] According to the invention, the two outer side walls of the arrangement of building units are arranged at an angle β as a multiple of the angle α to each other, where β is between 45° and 270°.

[0015] Where appropriate, it is provided that the internal end walls have the entrance doors with access to a house entrance area with stairs and / or that, particularly in the case of a multi-storey arrangement of the building units on an upper floor, there is access from the stairs to a wet and sanitary area as well as to a room.

[0016] Where appropriate, the exterior walls facing south and / or towards the sun are each provided with at least one patio door and / or loggia door.

[0017] If necessary, the side wall adjacent to the patio door and / or loggia door may have a wall extension as a privacy and / or wind protection.

[0018] If necessary, it is provided that the end wall has a recess towards the patio door and / or the loggia door and that a terrace or balcony / loggia is arranged between the recess and the side wall.

[0019] Where appropriate, it is intended that a central access area is formed by the juxtaposition of the inner end walls.

[0020] Where appropriate, it is envisaged that the arrangement of building units is arranged on a plot of land which, in extension of the side walls and as required, may be divided or parified into plots allocated to the individual building units.

[0021] Where appropriate, a lift shaft is provided for the installation of a lift in the case of a multi-storey arrangement of building units.

[0022] Where appropriate, it is provided that, particularly in the case of multi-storey building units, a staircase and lift shaft reaching all floors are provided in the access area.

[0023] It may also be provided that the entire building complex has an exterior angle of at least 90° and a maximum of 270°, and that the complex is largely oriented east-south-west. In the case of an angle of more than 180°, the north-facing building units are used as ancillary or work spaces (offices, doctor's offices, etc.). Each building unit consists of a pie-shaped floor plan with two side walls, positioned at right angles or at an acute angle to each other, an inner end wall, and an outer end wall.

[0024] Another key advantage of the invention is the perceived spatial size—both inside and outside the building. Just like the gardens, the rooms appear much larger than they actually are. This is achieved primarily by the fact that, due to the acute angles of the building units, the rooms always widen toward the sun or light. This effect extends (in the case of residential complexes with gardens) beyond the gardens. The perceived spatial size thus far exceeds the actual room size.

[0025] Another advantage is that the supply sections of the house units arranged next to each other and possibly one above the other require short distances, so that the necessary investments are smaller.

[0026] The orientation of the large glass surfaces toward the sun and the light, and the arrangement of functional spaces such as bathrooms, anterooms, storage rooms, etc., on the north side also result in significant energy-saving advantages. The north side is designed without significant glass elements and is very well thermally insulated, thus minimizing energy loss on the north side. The glass fronts, aligned with the sun's path, bring not only light but also energy into the house.

[0027] In the following, the invention is explained in more detail with reference to the figures. All figures are only examples and do not limit the invention. By way of example, the Figures 1-7 a two-story terraced house complex is shown. Examples are shown in the Figures 8-10 an eight-story skyscraper was shown. The Fig. 1 shows a complex of eight building blocks 16, each with 4 building units 1 arranged according to the invention, seen from above in a schematic representation. Fig. 2 shows an example of the floor plan of an inventive arrangement of four building units, Fig. 3 shows the floor plan of the ground floor of a house unit, and Fig. 4 shows the floor plan of the upper floor of this house unit. Fig. 5 shows schematically the floor plan of another embodiment of the terraced house arrangement. Fig. 6 shows an oblique view of a terraced house arrangement with four house units in its finished state. Fig. 7 shows an alternative floor plan for an arrangement of building units, with stairs outside the living area. Fig. 8 shows the floor plan of an 8-story high-rise building. Fig. 9 shows the same eight-story skyscraper from the front. Fig. 10 shows the same eight-story skyscraper from behind.

[0028] Fig. 1shows a complex of eight building blocks 16, each with four building units 1. The blocks are each arranged along an access road 17. Each building block 16 stands on a contiguous plot 18 with the fan-shaped division into the individual plots 19 for the individual house units 1. Each building block 16 comprises four house units 1 with associated plot 19. For illustrative purposes only, Fig. 1 Two double garages 20 are shown, with space for the driveway, parking space and waste container also being available on the forecourt 21.

[0029] Narrower access paths are planned between the property areas 18, which allow access to the property areas 18 from other sides.

[0030] General communication and communal facilities 29 will be created in the center or—depending on the property's characteristics—at another central location. In the case of residential complexes, these may include a children's playground, barbecue area, sauna hut, swimming pool, swimming pond, and the like. In the case of office or commercial complexes, these may include a general meeting center, technology center, and the like. In the case of retirement homes, these may include a doctor's office, a pharmacy, rooms for caregivers, a cafeteria, and the like. In the case of holiday complexes, these may include swimming and wellness facilities, etc.

[0031] The Fig. 2shows an exemplary embodiment of a building block 16 of the arrangement of building units, consisting of four individual house units 1. Each house unit 1 comprises side walls 2, 3 arranged at an angle to one another, which in this case each enclose an interior angle α of 45°. For the four house units 1 shown, this results in a building angle β of 180°, measured from the outer side wall 6 to the outer side wall 7.

[0032] As can be seen from the drawing, each house unit 1 is designed like a pie. The side walls 2, 3 are connected at both ends by a narrow inner end wall 4 and a significantly wider outer end wall 5, forming the building envelope. The narrow inner end wall 4, largely facing north, encloses the entrance door 8, which opens into the entrance area 9.

[0033] The outer, considerably wider end wall 5 extends to the respective property 19 and opens via one or more patio doors 12 to terrace 14. It is largely oriented east-south-west, i.e., toward the sunny or light side. The terraces 14 are separated from each other due to the rotation, which is further enhanced by the indentation and a dividing wall.

[0034] House block 16 is preferably oriented so that the outer end walls 5 face the sunny side, i.e., east, south, and west in the northern hemisphere. The preferred north-south direction is indicated. A key feature is that no house unit 1 is located facing north to avoid the disadvantages of a north-facing orientation. Exceptions to this may be made for work spaces such as offices, doctor's offices, common rooms, etc.

[0035] Between the narrow inner end walls 4, a common access area 26 to the individual house units 1 is created, in which shared facilities can also be provided. Access to the outer units can also be provided via the north-facing side walls.

[0036] The access to the entire block 16 can be carried out centrally from this area in a star shape, which brings great advantages.

[0037] The invention is not limited to the Fig. 2shown arrangement of four building units 1. The minimum size of an arrangement of building units is two house units 1. However, more than four house units 1 can also be provided, and the building angle β can be either greater than or less than 180°. Even with such a larger / smaller arrangement, the individual house units 1 still face the sunny side, and the outer side walls 6 and 7 are oriented to the north. Building units containing ancillary or work rooms can also be oriented to the north.

[0038] The Figures 3 and 4 show an example of an interior layout for the ground floor ( Fig. 3 ) and the upper floor ( Fig. 4 ).

[0039] The front door 8 leads to the entrance area 9, which has an open staircase 10 leading to the upper floor. From the entrance area 9, you can access the restroom 22 and the spacious living area 23 with integrated kitchen. The furnishings are not shown.

[0040] From the living area 23, a patio door 12 leads to the terrace 14 and from there into the garden area of the property 19.

[0041] The terrace 14 is protected from the neighboring property or terrace due to the rotation and a recess 13. A diagonally upward wall extension 24 of the side wall 3 further reinforces this protection.

[0042] Here, too, it should be noted that the described use serves as an example, and the buildings according to the invention are by no means limited to residential purposes. Office spaces, work spaces, accommodations, medical practices, commercial premises, and much more are conceivable. The use itself is not the subject of the invention, but rather the building formation and the resulting benefits for the diverse possible uses.

[0043] As can already be seen from this floor plan, this and every house unit 1 is open to the sunny side and the associated garden, oriented toward the light. In contrast, the typically cold north side of house unit 1 is only aligned with the inner end wall 4, which is also advantageous in terms of energy efficiency.

[0044] On the upper floor according to Figure 4The anteroom 31 is reached via the staircase 10. From this anteroom, in addition to the wet and sanitary area 11, the toilet 22, the elevator shaft 28, and the storage room 32, one reaches a series of rooms 25, two of which lead to a balcony 15, which is located above the terrace 14 below. The balcony 15 is also protected by the wall extension 24 and the recess 13.

[0045] Utility shaft 30 is located behind storage room 32. As long as no elevator is installed, the entire room 28 (elevator) and 32 (storage room) can be used as a closet. In this case, a door can lead directly from bedroom 25 into the closet.

[0046] The Fig. 5shows a building block 16 with five residential units, with a building angle β greater than 180°. The outer end wall 5 is rounded in this example, demonstrating that the design of the residential units 1 can also vary. The interior design is subject to free planning.

[0047] The Fig. 6 serves to provide a clear overview of an inventive arrangement of building units - in this case terraced houses, each with an upper floor and roof - and this figure speaks for itself.

[0048] The Fig. 7 shows an alternative room layout for the ground floor, with a lift shaft 28 and a staircase 10 leading to an upper floor not shown here.

[0049] The Fig. 8shows an example of the floor plan of an eight-story high-rise building. The arrangement of building units according to the invention can also be multi-story, with several building units 1 being arranged next to one another and one above the other. In multi-story arrangements, one or more elevator shafts 28 and one or more staircase structures 10 can be provided in the access area 26 in order to reach all floors centrally. Similar to the other exemplary embodiments, there can be gardens 19 or terraces 14 on the ground floor, and loggias 15 on the upper floors.

[0050] The Fig. 9 shows the same eight-story skyscraper in 3D from the front.

[0051] The Fig. 10 shows the same eight-story skyscraper in 3D from behind.

[0052] As already explained above, the illustrated arrangements of building units 1 relative to each other and the room layouts within building units 1 are only examples. The interior design must, of course, meet the architectural requirements.

[0053] In all cases, the circular or stepped arrangements provide the advantage that the outer end wall 5, as the light side, has the greatest width, allowing the living spaces to receive the greatest amount of light. For example, in a two-story residential building with only 125 m2 of living space, a width of 9.2 m can be achieved on the outer end wall 5 in the area facing the sun or light.

[0054] In the case of the terraced house layout, the gardens 18 are wider and appear larger than in a rectangular layout. The terraces 14 and balconies 15 are sloped away from each other and indented into the building, providing more shelter and privacy from neighbors. The large glass surfaces on the light side and the closure on the north side provide energy-saving advantages. List of reference symbols
