Description

Property information distribution system, property information distribution device, property information distribution program, and property information distribution method

[0001] The present invention relates to a property information distribution system, a property information distribution device, a property information distribution program, and a property information distribution method.

[0002] In recent years, with the development of information processing technology, various products and services have been introduced online via networks, and services that introduce real estate properties such as facilities and buildings online are also known. Furthermore, in recent years, technology for effectively introducing real estate properties online has also been proposed (for example, see Patent Document 1).

[0003] Japanese Patent Application Laid-Open No. 2022-120887

[0004] However, as described above, real estate property information provided online presents complex content solely through text and still images, requiring prospective buyers to actively browse the content to understand it. Therefore, conventional online real estate property introduction services have a problem in that they are unable to proactively and effectively promote property information to prospective buyers. To address this issue, providing real estate property information through video has been considered, but various issues have made this difficult to implement. For example, video production generally requires significant effort and costs for planning, filming, editing, reviewing, and other tasks. Furthermore, if videos produced with such effort and expense are not distributed to the appropriate target at the appropriate time, the videos will not be displayed effectively, resulting in increased advertising inventory and a perceived lack of cost-effectiveness. Furthermore, because videos contain more information and components than text or still images, they often generate requests for revisions from various perspectives, which poses the problem of significant effort and expense.

[0005] The present invention has been made in consideration of the above circumstances, and aims to provide a property information distribution system, a property information distribution device, a property information distribution program, and a property information distribution method for efficiently generating and effectively distributing introductory videos that introduce real estate properties.

[0006] The above object can be achieved by the following means.

[0007] The property information distribution system is a system for efficiently generating and effectively distributing introduction videos that introduce properties, including real estate facilities or buildings. The property information distribution system includes a page information acquisition unit, a property information acquisition unit, a theme registration acceptance unit, a candidate video generation unit, a determination unit, an introduction video generation unit, a distribution range identification unit, a distribution target extraction unit, and a distribution unit. The page information acquisition unit acquires page information related to an introduction page that introduces the property. The property information acquisition unit accesses the introduction page based on the page information acquired by the page information acquisition unit and acquires property information related to the property from the introduction page. The theme registration acceptance unit accepts registration of video themes for each of multiple candidate videos that are candidates for multiple partial videos used in multiple scenes included in the introduction video. The candidate video generation unit generates candidate videos corresponding to the video themes based on the video themes and the property information acquired by the property information acquisition unit. The determination unit determines, for each scene, a video theme for the partial videos that make up the scene. The introduction video generation unit extracts candidate videos corresponding to the video theme determined by the determination unit as partial videos based on the video theme, and generates the introduction video using the partial videos extracted for each scene. The distribution range determination unit determines distribution range information related to the location or range of distribution targets to which the introduction video will be distributed, based on the property information. The distribution target extraction unit determines distribution targets corresponding to the location or range indicated by the distribution range information determined by the distribution range determination unit. The distribution unit outputs an instruction to distribute the introduction video to the distribution targets extracted by the distribution target extraction unit.

[0008] The property information distribution device is used in a system for efficiently generating and effectively distributing introduction videos that introduce properties, including real estate facilities or buildings. The property information distribution device has a page information acquisition unit, a property information acquisition unit, a theme registration acceptance unit, a candidate video generation unit, a determination unit, an introduction video generation unit, a distribution range identification unit, a distribution target extraction unit, and a distribution unit.

[0009] The property information distribution program is configured to cause the information processing device to function as the property information distribution device.

[0010] The property information distribution method is implemented in a system for efficiently generating and effectively distributing introduction videos that introduce properties, including real estate facilities or buildings. The property information distribution method includes a page information acquisition step, a property information acquisition step, a theme registration acceptance step, a candidate video generation step, a determination step, an introduction video generation step, a distribution range specification step, a distribution target extraction step, and a distribution step. The page information acquisition step acquires page information related to an introduction page that introduces the property. The property information acquisition step accesses the introduction page based on the page information acquired by the page information acquisition unit and acquires property information related to the property from the introduction page. The theme registration acceptance step accepts registration of video themes for each of multiple candidate videos that are candidates for multiple partial videos used in multiple scenes included in the introduction video. The candidate video generation step generates candidate videos corresponding to the video theme based on the video theme and the property information acquired in the property information acquisition step. The determination step determines, for each scene, a video theme for the partial videos that make up the scene. The introduction video generation step extracts candidate videos corresponding to the video theme determined in the determination step as partial videos based on the video theme, and generates the introduction video using the partial videos extracted for each scene. The distribution range specification step specifies distribution range information regarding the location or range of distribution targets to which the introduction video will be distributed, based on the property information. The distribution target extraction step specifies distribution targets corresponding to the location or range indicated by the distribution range information specified in the distribution range specification step. The distribution step outputs an instruction to distribute the introduction video to the distribution targets extracted in the distribution target extraction step.

[0011] According to the property information distribution system of the present invention, page information regarding an introduction page introducing a property is acquired, the introduction page is accessed based on the acquired page information, and property information regarding the property is acquired from the introduction page. The property information distribution system accepts registration of video themes for each of multiple candidate videos that are candidates for multiple partial videos used in multiple scenes included in the introduction video. The property information distribution system generates candidate videos corresponding to the video themes based on the video themes and the acquired property information. For each scene, the property information distribution system determines a video theme for the partial videos that make up the scene, extracts candidate videos corresponding to the video themes as partial videos based on the determined video themes, and generates the introduction video using the partial videos extracted for each scene. The property information distribution system identifies distribution range information regarding the location or range of distribution targets to which the introduction video is to be distributed based on the property information, and identifies the distribution targets corresponding to the location or range indicated by the identified distribution range information. The property information distribution system outputs an instruction to distribute the introduction video to the extracted distribution targets. This allows for efficient generation of introductory videos introducing real estate properties, and for the introductory videos to be effectively distributed to targets corresponding to appropriate locations or ranges identified based on the property information.

[0061] <Outline of Processing in Property Information Distribution System> Fig. 9 is a sequence chart showing the procedure of processing executed in the property information distribution system shown in Fig. 1. Fig. 10 is a diagram showing an example of a theme selection acceptance screen displayed on the provider terminal in the processing of step S201 in Fig. 9. Fig. 11 is a diagram showing how the distribution range is specified in the processing of step S306 in Fig. 9. Fig. 12 is a diagram showing how the introduction video is output to the demander terminal in the processing of step S102 in Fig. 9. The processing shown in the sequence chart in Fig. 9 is stored as a program in the storage of each component, and is executed by the control unit of each component controlling each component.

[0062] First, the user registration process to the platform executed by the consumer will be described.

[0063] 9, a consumer, who is a general user, executes a process to register as a user on various applications such as SNS and search engines, and on platforms for various web services (step S101). The consumer terminal 100 accepts account information settings and personal information (attribute information) such as name, place of residence, age, and occupation from the consumer, and transmits the information to the platform server 600.

[0064] The platform server 600 accepts the user registration of the consumer based on the information transmitted from the consumer terminal 100 (step S601), and transmits the registration result to the consumer terminal 100. This completes the user registration process of the consumer to the platform.

[0065] Next, the process of generating and distributing an introductory video executed by a provider or the like will be described.

[0066] A provider who wishes to introduce or offer a property, including a real estate facility or building, uses the provider terminal 200 to access the information processing device 300, log in to the property information distribution service, and transmit page information related to the property introduction page. The page information is, for example, the URL of a web page (introduction page) that introduces the property, prepared by a business operator who develops or sells the property. The page information is not limited to the URL of the introduction page, and may be any form of information, such as SNS account information, a shortened URL, access information on a local network, or information encoded as a two-dimensional barcode.

[0067] The information processing device 300 receives a property information acquisition instruction based on an instruction from a provider and page information transmitted from the provider terminal 200 (step S301).

[0068] The information processing device 300 uses the page information to access the introduction page provided by the page server 500, transmits a property information acquisition request, and acquires property information. The acquired property information may include, for example, text information indicating the property name, address, transportation access, location, size, area, price, floor plan, equipment specifications, property features, or concept, as well as image data showing the property's exterior, image data showing the property's interior design and interior, image data of a floor plan, and image data showing the surrounding environment and views. The property information may be acquired, for example, by searching the tag information on the introduction page using the property information item names as keywords. Alternatively, the information processing device 300 may acquire the required property information by applying known text recognition technology, image analysis technology, scraping technology, or the like to the text and images on the introduction page. Alternatively, if the introduction page is posted on an existing real estate information introduction platform and the format of the posted information is predetermined by the platform, the information processing device 300 may acquire the required property information according to that format. The information processing device 300 may also acquire the required property information based on instructions from an administrator or the like.

[0069] The information processing device 300 accepts registration of video themes for each of multiple candidate videos that are candidates for multiple partial videos used in multiple scenes included in the introductory video (step S302). For example, the introductory video may consist of five scenes: "Title (Introduction)," "Appealing Point 1," "Appealing Point 2," "Appealing Point 3," and "Conclusion (Invitation)." The number of scenes included in the introductory video is not limited to five and may be any number. Furthermore, the type, position, name, etc. of the scenes are not limited to the above example and may be set arbitrarily. For example, for the "Title (Introduction)" scene, video themes such as "Location Appeal," "Interior Design Appeal," "Access Appeal," "Location Appeal," "Scale Appeal," and "Price Appeal" may be registered. Furthermore, for each of the scenes in "Appealing Point 1" to "Appealing Point 3," video themes such as "Access," "Design," "Layout," "Common Space," "Convenience of Living," "View," "Historical Value," "Location Status," and "Features of Occupied Facilities" may be registered. In addition, for the "closing (guidance)" scene, video themes such as "guide to model room location," "model room image," "interior of model room," "model room opening information," and "price appeal" may be set.

[0070] The information processing device 300 generates candidate videos corresponding to each video theme based on the video themes registered in step S302 and the acquired property information (step S303). The candidate videos are short videos, approximately 6 to 10 seconds long, composed of image data and text data included in the property information. For example, the information processing device 300 extracts image data and text data related to each video theme from the property information. The information processing device 300 may generate candidate videos by inputting the extracted video data and text data into a template that generates animated videos from images and text. Alternatively, the information processing device 300 may generate candidate videos using a known video generation engine that generates videos from image data and text data using AI. In this case, the information processing device 300 generates candidate videos by inputting text data of the video theme and image data and text data extracted from the property information based on the video theme into the video generation engine. In addition to the above methods, the information processing device 300 may also generate candidate videos based on instructions from an administrator, etc. The information processing device 300 transmits to the provider terminal 200 information indicating the video theme and candidate videos corresponding to each video.

[0071] Based on the information transmitted from the information processing device 300, the provider terminal 200 displays a screen such as that shown in FIG. 10 on the operation display unit 340 and accepts the selection of a video theme for each scene (step S201). The screen of FIG. 10 displays information indicating the video themes of multiple candidate videos that are candidates for partial videos used in each scene, associated with information indicating multiple scenes. Five scenes are provided: "Title Pattern" (introduction), "First Module" (appeal point 1), "Second Module" (appeal point 2), "Third Module" (appeal point 3), and "Guidance Pattern" (conclusion). Selectable information indicating the video themes of the candidate videos for the partial videos used in each scene is displayed in association with information indicating each scene. For example, the "Title Pattern" scene is associated with the video themes of "Location Appeal," "Interior Design Appeal," "Access Appeal," "Location Appeal," "Scale Appeal," and "Price Appeal." When the provider selects a video theme and selects the "Play Video" button, an introductory video including candidate videos corresponding to the selected video theme is displayed at the top of the screen of FIG. 10. Note that the screen of Figure 10 may display not only the entire introduction video but also individual candidate videos. When a video theme is selected for all scenes, a "Decide" button (not shown) or the like is selected, and an instruction of consent is received from the provider, the selection result is transmitted to the information processing device 300. As a result, the video to be distributed as the introduction video is confirmed, as described below. On the other hand, if an instruction of consent is not received from the provider, the provider can reselect a video theme and recreate the introduction video. In this case, the provider can reselect a video theme and select the "Play Video" button to display and confirm the introduction video corresponding to the reselected video theme at the top of the screen of Figure 10.

[0072] The information processing device 300 determines the video theme of the partial videos that make up each scene of the introduction video based on the information on the selection result transmitted from the provider terminal 200 (step S304).

[0073] Based on the determined video theme, the information processing device 300 extracts candidate videos corresponding to the video theme as partial videos, and generates an introductory video using the partial videos extracted for each scene (step S305). For example, the information processing device 300 generates an introductory video by connecting candidate videos extracted as partial videos corresponding to the video theme of each scene. In the example of Figure 10, if the length of each partial video is 6 seconds, the length of the introductory video will be 30 seconds because five partial videos corresponding to five scenes will be connected together.

[0074] The information processing device 300, based on the property information, identifies distribution range information regarding the location or range of distribution targets to which the introduction video will be distributed (step S306). For example, the information processing device 300 identifies, as the distribution range, areas surrounding the location or areas along a railway line, based on information about the location of the property included in the property information. Examples of surrounding areas include areas with the same postal code as the location of the property, areas belonging to the same administrative district, area, or address as the location of the property, and areas using the same transportation terminal. Railway areas are areas located along transportation routes available from the location of the property. The information processing device 300 may also generate a trained model by machine learning using, as training data, property information about properties previously sold and information about the residences of purchasers or prospective purchasers of the property, and use the model to identify the distribution range information. In this case, the information processing device 300 inputs the property information of the target property into the trained model to obtain estimated information about the residences of purchasers or prospective purchasers of the property, and identifies the areas surrounding the residences as distribution range information. The distribution range information may be output to the operation display unit 240 of the provider terminal 200, for example, using a screen such as that shown in Fig. 11. The provider terminal 200 may accept instructions such as addition, change, and deletion from the provider via the screen of Fig. 11, and the instructions may be transmitted to the information processing device 300 and reflected in the distribution range information.

[0075] The information processing device 300 may also specify information about the age and family structure of the distribution target as the distribution range information. The information about the age and family structure of the distribution target may be obtained by performing machine learning using, as training data, property information about properties previously sold and information about the age and family structure of purchasers or prospective purchasers of the property, to generate a trained model, and use the model to estimate the appropriate age and family structure of the distribution target. The distribution range information described above may also be specified by the provider.

[0076] The information processing device 300 transmits to the platform server 600 a request to extract distribution targets corresponding to the location or range indicated by the distribution range information.

[0077] Based on the distribution target extraction request transmitted from the information processing device 300, the platform server 600 extracts distribution target persons corresponding to the location or range indicated by the distribution range information (step S602). For example, if the distribution range information transmitted from the information processing device 300 is a postal code for a certain area, the platform server 600 extracts users who have registered the area with that postal code as their place of residence as distribution target persons. Furthermore, if the distribution range information transmitted from the information processing device 300 includes information on the age and family structure of the distribution target persons, the platform server 600 may extract the distribution target persons taking the age and family structure into consideration. The platform server 600 transmits information related to the extraction result of the distribution target persons to the information processing device 300.

[0078] The information processing device 300 identifies recipients of the distribution based on the results extracted by the platform server 600 (step S307).

[0079] The information processing device 300 acquires attribute information of the recipient from the platform server 600 (step S308). The attribute information includes, for example, information about the recipient's age, occupation, family structure, etc.

[0080] The information processing device 300 generates multiple introductory videos according to the attribute information of the distribution target by varying the length of the introductory video, the number of multiple scenes, the video theme of the partial videos constituting each scene, etc., depending on the attribute information acquired in the processing of step S308 (step S309). For example, if the distribution target is a relatively young generation, such as in their 20s or 30s, the information processing device 300 can shorten the length of the introductory video, reduce the number of scenes, or change the video theme of the partial videos to themes related to location, interior design, etc., that are popular among younger generations. Alternatively, if the distribution target is a relatively older generation, such as in their 60s or older, the information processing device 300 can lengthen the length of the introductory video, increase the number of scenes, or change the video theme of the partial videos to themes related to access, historical value, location status, etc., that are popular among older generations. Furthermore, if the distribution target is a dual-income household with children, the information processing device 300 can shorten the length of the introductory video, change the video theme of the partial videos to themes related to access, convenience of life, price, etc., or change the order of each scene. The information processing device 300 may adjust the introductory video according to the attribute information, for example, based on a setting table for each piece of attribute information registered in advance. Alternatively, the information processing device 300 may generate an introductory video according to the attribute information by generating a trained model using machine learning of teacher data such as property information of properties previously sold, attribute information of distribution targets, attribute information of purchasers, and the content of the distributed introductory video, and then performing an estimation process. Alternatively, the information processing device 300 may generate multiple introductory videos according to the attribute information based on instructions from an administrator or provider.

[0081] The information processing device 300 varies the distribution date and time of the introductory video depending on the attribute information acquired in the processing of step S308, and adjusts the distribution date and time for each attribute information of the distribution target (step S310). For example, if the distribution target belongs to a dual-income household raising children, the information processing device 300 can set the distribution time to the weekday commute, the nighttime before bed, or a holiday. Alternatively, if the distribution target does not work during the daytime but works at night, the information processing device 300 can set the distribution time to the daytime. Alternatively, if the distribution target is a relatively elderly person, such as someone in their 60s or older, the information processing device 300 can set the distribution time to the early morning or the daytime to evening. The information processing device 300 may set or adjust the distribution date and time of the introductory video depending on the attribute information, for example, based on a setting table for each attribute information registered in advance. Alternatively, the information processing device 300 may generate a trained model through machine learning using teacher data such as property information of properties previously sold, attribute information of distribution targets, attribute information of purchasers, and distribution dates and times of introductory videos, and perform an estimation process to estimate and set an appropriate distribution date and time according to the attribute information. Alternatively, the information processing device 300 may set or adjust the distribution date and time according to the attribute information based on instructions from an administrator or provider.

[0082] The information processing device 300 transmits the information indicating the generated introductory video, the distribution target person, and the distribution date and time to the provider terminal 200.

[0083] The provider terminal 200 outputs the information transmitted from the information processing device 300, receives instructions from the provider regarding the distribution of the introduction video (step S202), and transmits the received instructions to the information processing device 300.

[0084] The information processing device 300 executes an instruction to distribute the introduction video to the distribution target based on the instruction transmitted from the provider terminal 200 (step S311). The information processing device 300 transmits information indicating the introduction video, the distribution target, and the distribution date and time to the platform server 600. The platform server 600 transmits information indicating the introduction video to the demander terminal 100 of the distribution target at the distribution date and time.

[0085] The consumer terminal 100 displays and outputs the introductory video on the operation display unit 140 based on the information transmitted from the platform server 600 (step S102). For example, the consumer terminal 100 displays the introductory video on a screen such as that shown in FIG. 12. The screen in FIG. 12 is an example showing a news screen of an SNS service provided by the platform server 600, or a news application screen, etc. The platform provided by the platform server 600 is not particularly limited as long as it is used by users who register personal information. Therefore, the introductory video is also distributed and displayed on the screen of any SNS, web service, application, etc. provided by the platform.

[0086] <Modified Example of Processing in Property Information Distribution System> Fig. 13 is a sequence chart partially showing changes in a modified example of the processing executed in the property information distribution system shown in Fig. 1. Fig. 13 shows a modified example of the part surrounded by the dashed line in the sequence chart of Fig. 9. That is, the entire processing shown in Fig. 13 is shown by replacing the part surrounded by the dashed line in the sequence chart of Fig. 9 with the part surrounded by the dashed line in the sequence chart of Fig. 13.

[0087] As shown in FIG. 13 , the information processing device 300 accepts input of questions (step S321). For example, the questions are questions posed to the provider regarding the content or distribution target of the property, and include, for example, the location, price range, layout, size of the property, and the intended distribution target or purchaser of the introductory video. The questions are input, for example, by an administrator of the information processing device 300 or any user. The questions are preferably replies that can be answered with YES or NO, or multiple choice. The questions may also include questions that can be answered in a free format, such as by writing text.

[0088] The information processing device 300 outputs the questions entered in the process of step S321 and generates a questionnaire page for accepting answers to the questions (step S322). The information processing device 300 transmits information for displaying the questionnaire page to the provider terminal 200.

[0089] The provider terminal 200 displays a questionnaire page based on the information transmitted from the information processing device 300 and receives responses to the questions from the provider (step S221). The provider terminal 200 transmits information indicating the received responses to the information processing device 300.

[0090] The information processing device 300 determines a video theme for each scene of the partial videos that make up the scene based on the answers to the questions, and generates an introductory video as a recommended video based on the determined video theme (step S323). The information processing device 300 transmits information indicating the generated recommended video to the provider terminal 200.

[0091] The provider terminal 200 outputs the recommended video based on the information transmitted from the information processing device 300, and receives approval or a regeneration instruction from the provider (step S222). The provider terminal 200 transmits information indicating the instruction received from the provider to the information processing device 300.

[0092] The information processing device 300 checks the content of the instruction transmitted from the provider terminal 200 (step S324).

[0093] If the content of the instruction is an instruction to accept (step S324: YES), the information processing device 300 determines the introduction video as a video to be distributed (step S325).

[0094] If the instruction is to regenerate (step S324: NO), the information processing device 300 returns to the processing of step S323, changes the video theme of at least one partial video again based on the answers to the questions, generates a recommended video, and repeats the subsequent processing.

[0095] Furthermore, when executing the process of specifying the distribution range in step S306 of Fig. 9, the information processing device 300 may specify distribution range information based on the answers to the questions and output it as the recommended distribution range. In this case, similar to the process related to the recommended video described above, the information processing device 300 may transmit information indicating the recommended distribution range to the provider terminal 200 and receive an instruction from the provider to accept or re-propose.

[0096] As described above, the property information distribution system of this embodiment acquires page information related to an introduction page introducing a property, accesses the introduction page based on the acquired page information, and acquires property information related to the property from the introduction page. The property information distribution system accepts registration of video themes for each of multiple candidate videos that are candidates for multiple partial videos used in multiple scenes included in the introduction video. The property information distribution system generates candidate videos corresponding to the video themes based on the video themes and the acquired property information. For each scene, the property information distribution system determines a video theme for the partial videos that make up the scene, extracts candidate videos corresponding to the video themes based on the determined video themes, and generates the introduction video using the extracted partial videos for each scene. The property information distribution system identifies distribution range information related to the location or range of distribution targets to which the introduction video is to be distributed based on the property information, and identifies the distribution targets corresponding to the location or range indicated by the identified distribution range information.

[0097] The property information distribution system also outputs information indicating the video theme of each of multiple candidate videos that are candidates for partial videos used in the scenes, in association with information indicating multiple scenes, and accepts selection of the video theme of the candidate videos for each scene. The property information distribution system determines the video theme whose selection is accepted as the video theme of the partial videos that make up the scene. This allows users such as property providers to easily create introduction videos that match their image, simply by selecting the video theme for each scene.

[0098] The property information distribution system also outputs the generated introduction video so that it can be viewed, and accepts approval or instructions to recreate it from the user. If an approval instruction is accepted, the property information distribution system confirms the introduction video as the video to be distributed. If an instruction to recreate is accepted, the property information distribution system accepts a change to the video theme of the candidate video, determines the accepted video theme as the video theme for the partial videos that make up the scene, and generates the changed introduction video based on the determined video theme. This allows users, such as property providers, to select or change the video theme for each scene while checking the image of the introduction video to be generated, allowing them to efficiently create an introduction video that matches their image.

[0099] The property information distribution system also accepts input of questions about the property or distribution target, outputs the accepted questions and outputs a questionnaire page for accepting replies, and acquires replies to the questions accepted on the questionnaire page. This makes it possible to easily acquire information about the property and information about the target users who are expected to receive the introductory video from users such as property providers, and to generate an introductory video that reflects the user's wishes and identify distribution target users.

[0100] In addition, the property information distribution system determines the video theme of the partial videos that make up each of the multiple scenes based on the answers to the questions on the questionnaire page, thereby enabling the creation of an introductory video that reflects the user's wishes.

[0101] The property information distribution system also outputs the generated introduction video as a recommended video and accepts an instruction for acceptance or regeneration from the user. If an instruction for acceptance is accepted, the property information distribution system confirms the introduction video as the video to be distributed. If an instruction for regeneration is accepted, the property information distribution system changes the video theme of at least one partial video based on the answers to the questions. The property information distribution system generates a changed introduction video based on the changed video theme, outputs the changed introduction video, and accepts an instruction for acceptance or regeneration from the user. This makes it possible to propose an introduction video that reflects the user's wishes to the user as a recommended video. Furthermore, if an instruction for regeneration is accepted, the recommended video can be modified and proposed to the user again. Therefore, it is possible to easily create an introduction video that better matches the user's image.

[0102] The property information distribution system also identifies distribution range information based on the answers to the questions, outputs it as the recommended distribution range, and accepts instructions from the user to accept or re-propose it. This allows the distribution target to be specified while reflecting the user's intentions.

[0103] In addition, the property information distribution system specifies distribution range information based on the location of the property. This allows, for example, the introduction video to be effectively distributed to targets who are related to the location of the property and are expected to have a relatively high interest in the property. For example, by setting the distribution range to the vicinity, surrounding area, or train line of the target property's location, the introduction video can be effectively distributed to targets who are likely to have an interest in the property.

[0104] The property information distribution system also extracts distribution targets based on information about the residence and age of each candidate target. This allows the introduction video to be effectively distributed to targets who are assumed to be likely to need the property, taking into account, for example, the residence and age. For example, the introduction video can be effectively distributed to targets who live near, in the vicinity of, or along a train line near the property's location, and who are in an age group that is expected to be able to purchase the property.

[0105] The property information distribution system also generates a trained model through machine learning using, as training data, property information on properties previously sold and information on the residence and age of purchasers or prospective purchasers of the property. The property information distribution system inputs property information on the target property into the trained model, thereby obtaining estimated information on the residence and age of purchasers or prospective purchasers of the property estimated by the trained model, and extracts distribution targets. This generates a trained model that estimates information on the residence and age of purchasers or prospective purchasers based on the property information, and by inputting the property information on the target property into the generated trained model, it is possible to estimate information on the residence and age of purchasers or prospective purchasers, making it possible to effectively distribute introductory videos to appropriate targets who may become purchasers or prospective purchasers.

[0106] The property information distribution system also acquires attribute information including information on at least one of the target person's age, occupation, and family composition. The property information distribution system generates multiple introductory videos according to the target person's attribute information by varying at least one of the length of the introductory video, the number of multiple scenes, and the video theme of the partial videos that make up each scene, depending on the acquired attribute information. This makes it possible to produce effective introductory videos by adjusting the length of the introductory video, the number of scenes, the video theme, etc., taking into account the target person's attribute information, such as age, occupation, and family composition.

[0107] The property information distribution system also varies the distribution date and time of the introductory video according to the attribute information, and adjusts the distribution date and time for each attribute information of the distribution target. This allows the distribution date and time of the introductory video to be adjusted taking into account the attribute information of the distribution target, such as the age, occupation, and family composition, and allows the introductory video to be distributed effectively at a date and time that is convenient for the distribution target to watch.

[0108] The present invention is not limited to the above-described embodiment and modifications, but can be modified in various ways within the scope of the claims.

[0109] For example, in the above embodiment, an example of generating and distributing an introductory video for selling real estate property has been mainly described, but the present invention is not limited to this. For example, an introductory video for renting a real estate facility or building, or an introductory video for an event held at a facility may be generated and distributed.

[0110] Furthermore, the demander terminal 100, provider terminal 200, information processing device 300, administrator terminal 400, page server 500, and platform server 600 may each be composed of multiple devices, or may be composed of a single device.

[0111] Furthermore, the functions of each component may be realized by other components. For example, the functions of the information processing device 300 may be realized by components such as the demander terminal 100, the provider terminal 200, the administrator terminal 400, or another server.

[0112] Furthermore, the processing units of the sequence charts in the above embodiments are divided according to the main processing content in order to facilitate understanding of each process. However, the classification of the processing steps does not limit the scope of the present invention. Each process can be divided into more processing steps. Furthermore, one processing step may execute more processes.

[0113] The means and methods for performing various processes in the systems according to the above-described embodiments can be realized by either dedicated hardware circuits or programmed computers. The programs may be provided, for example, on computer-readable recording media such as flexible disks and CD-ROMs, or online via a network such as the Internet. In this case, the programs recorded on the computer-readable recording media are typically transferred to and stored in a storage unit such as a hard disk. The programs may also be provided as standalone application software or may be incorporated into the software of the device as a function of the system.
