Description

Facility management system and management method using the same

[0001] The present invention relates to a facility management system and a management method using the same, and more particularly, to a facility management system and a management method using the same that enable easier management and maintenance of facilities installed in parks, etc.

[0002] Spaces like parks are equipped with various types of facilities, including streetlights, CCTV, benches, and chairs. If any of these facilities malfunction, the facility manager must be notified of the problem so they can repair it.

[0003] Facility managers face the burden of having to constantly and periodically visit the site to monitor the condition of the facility in real time. This manual maintenance can lead to the manager's negligence, potentially leading to the omission of necessary maintenance.

[0004] Because of this, there was a limitation that it was difficult to systematically manage inspections of facilities.

[0005] In particular, facilities installed in outdoor environments such as parks are exposed to the public, making them prone to frequent breakdowns and rapid deterioration. Despite these issues, inadequate facility maintenance is increasing inconveniences in facility use.

[0006] In addition, when a facility user wants to report a facility malfunction to the manager, it is difficult to visually confirm the location or type of the facility, or the unique information assigned to the facility, in the case of low-light conditions at night, and thus there is a limitation in that it is difficult to quickly report the facility malfunction to the manager.

[0007] Therefore, there is a need for a technology that allows managers to check the failure status of facilities in real time (or near real time) and perform repairs on facilities that have failed more quickly.

[0008] One embodiment of the present invention aims to provide a facility management system and a management method using the same that enable real-time or near-real-time confirmation of a failure status of a facility installed in an outdoor environment and rapid response to a failure to repair the facility.

[0009] In addition, one embodiment of the present invention aims to provide a facility management system and a management method using the same that can notify a manager of a facility's malfunction regardless of the lighting level.

[0010] A facility management system according to an embodiment of the present invention includes a user terminal that obtains maintenance information on a first facility requiring maintenance among a plurality of facilities, a management server that confirms a type of maintenance of the first facility based on the first facility maintenance information, and a maintenance server that executes maintenance of the first facility based on the first facility maintenance information and the first facility maintenance type and then transmits processing completion guidance information regarding completion of the first facility maintenance to the management server, wherein the facility includes a marker that includes the facility information (location, type / e.g., streetlight), the user terminal recognizes the marker in response to a change in illuminance and transmits the first facility maintenance information to the management server, and the management server selects a maintenance processing unit that includes the maintenance server that generates the first facility maintenance and the processing completion guidance information based on the received first facility maintenance information and the first facility maintenance type.

[0011] In an embodiment, the user terminal may include a light detection unit that detects the light level of an external environment in which the facility is installed and a marker recognition unit that recognizes the marker.

[0012] In an embodiment, when the illuminance detected by the illuminance detection unit is below a preset condition, the flash of the user terminal may be operated to irradiate light toward the marker.

[0013] In an embodiment, when the illuminance of the external environment is below a preset condition, a marker light-emitting part may be applied to the surface of the marker to enable recognition of the marker.

[0014] In an embodiment, the marker light-emitting portion may be a fluorescent material.

[0015] In an embodiment, the management server may transmit, to the user terminal, information on completion of maintenance of the first facility through the maintenance processing unit selected by the management server.

[0016] In an embodiment, the management server may include a list of at least one of a type of failure and a severity of the failure for the first facility maintenance information.

[0017] In an embodiment, the management server may transmit the first facility maintenance information to a first management server adjacent to the installation location of the facility among the facility information based on a preset optimal location.

[0018] In an embodiment, the user terminal may transmit the first facility maintenance information to the management server using at least one input means among text, video, and image.

[0019] In an embodiment, when transmitting the first facility maintenance information, the user information of the user terminal may be included in the transmission.

[0020] A method for managing a facility requiring maintenance, wherein at least a part of each step is performed by a processor, the method comprising: obtaining maintenance information on a first facility requiring maintenance among a plurality of facilities through a user terminal; confirming the type of maintenance of the first facility based on the first facility maintenance information using a management server; executing maintenance of the first facility based on the first facility maintenance information and the first facility maintenance type through the maintenance server; and generating processing completion guidance information regarding completion of the first facility maintenance; wherein the facility includes a marker including the facility information; and when obtaining the first facility maintenance information, recognizing the marker in response to a change in illuminance and transmitting the first facility maintenance information to the management server; and when confirming the type of maintenance of the first facility, selecting a maintenance processing unit including the maintenance server that generates the first facility maintenance and the processing completion guidance information based on the received first facility maintenance information and the first facility maintenance type.

[0021] In an embodiment, when obtaining the first facility maintenance information, the marker can be recognized by detecting the illuminance of the external environment in which the facility is installed.

[0022] In an embodiment, when recognizing the marker, if the detected illuminance is below a preset condition, a process of operating the flash of the user terminal to irradiate light toward the marker may be further performed.

[0023] In an embodiment, when the illuminance of the external environment is below a preset condition, a process of applying a marker light-emitting portion to the surface of the marker to enable recognition of the marker may be further included.

[0024] In an embodiment, the process may further include transmitting information on completion of maintenance of the first facility to the user terminal through the maintenance processing unit selected by the management server.

[0025] The present invention can check the failure status of a facility installed in an outdoor environment in real time or near real time, and can quickly respond to failures and repair the facility. That is, a user terminal of a user using the space transmits information on a first facility requiring maintenance to a management server, and the management server selects a maintenance processing unit to repair the first facility and executes the repair of the first facility. As a result, the facility manager can minimize the repair time of the first facility requiring maintenance. In addition, since the manager can receive information on the first facility requiring maintenance without having to visually inspect the facility, there is an advantage of improving manpower and time efficiency for facility management.

[0026] Additionally, it will be possible to notify the administrator of facility malfunctions regardless of lighting conditions. Because the facility is installed outdoors, marker recognition can be difficult in extremely low-light conditions, such as evenings or nights. To address this issue, the system can detect lighting conditions and recognize markers, or apply a fluorescent marker-emitting material to the marker surface, enabling user devices to easily recognize markers even in low-light conditions.

[0027] In addition, the location of facilities can be confirmed through the GIS geographic information system, which has the advantage of minimizing the time required to confirm the location of facilities requiring maintenance and reducing the time until completion of maintenance, thereby improving the reliability and efficiency of facility maintenance.

[0040] Hereinafter, the present invention will be described with reference to the attached drawings.

[0041] FIG. 1 is a drawing illustrating an environment in which a facility management system according to one embodiment of the present invention is implemented.

[0042] Referring to the drawing, an environment (10) implementing a facility management system according to one embodiment of the present invention notifies a facility manager of failures, damages, etc. of facilities (e.g., streetlights, benches, chairs, etc.) installed in an outdoor environment such as a park in real time (or near real time) so that the facility can be quickly repaired.

[0043] In one embodiment of the present invention, a facility management system may be connected to a user terminal (100) that recognizes (confirms) a failure, damage, etc. of a facility installed in an outdoor environment, a management server (200) that receives information on the failure, damage, etc. of the facility and connects a maintenance management office that repairs the facility in response to the received facility failure information, and a maintenance server (300) that receives facility repair guidance from the management server (200) and transmits processing completion guidance information of a facility for which repair has been completed to the management server (200).

[0044] In an embodiment, the user terminal (100) may be any one of a mobile phone, a PC, a tablet, etc., which are terminals used by an individual. The user terminal (100) of the embodiment of the present invention will be described as an example of a personal mobile phone.

[0045] The user terminal (100) can take a picture of a first facility (50) that needs maintenance among facilities such as streetlights, benches, and chairs while the user is using a park, etc. At this time, the user terminal (100) may not take a picture of the facility itself, but may take a picture of a marker (55) attached to the first facility (50). The marker (55) taken by the user terminal (100) may include the type of the first facility (50) (e.g., streetlight, bench, chair, etc.), location information of the first facility (50), etc. This marker (55) may be a QR code, but may also be in the form of an identification code input consisting of letters, numbers, or a combination thereof that includes information on the first facility (50).

[0046] The management server (200) is configured to receive information on a first facility (50) requiring maintenance, which is photographed and input by a user terminal (100). In addition, the management server (200) may select a maintenance processing unit (maintenance processing facility, maintenance company, etc.) to perform maintenance on the first facility (50) based on the maintenance information on the first facility (50) transmitted to the user terminal (100), and transmit the maintenance information on the first facility (50) to the selected maintenance processing unit.

[0047] When receiving information on a first facility (50) requiring maintenance from the management server (200), the location of the first facility (50) can be identified by receiving information (e.g., location information) on the first facility (50) based on a GIS geographic information system.

[0048] In order to obtain information on existing first-facility facilities in need of maintenance, there were frequent cases where facility managers manually provided information on first-facility facilities, such as directly finding the first-facility facilities or users notifying whether the first-facility facilities needed maintenance directly providing information on the location of the first-facility facilities.

[0049] In contrast, in the embodiment of the present invention, the location of each facility can be received using a GIS geographic information system, and the received location of each facility can be made more accurate. Therefore, the precise location of the first facility (50) requiring maintenance can be identified, enabling faster maintenance, thereby improving the reliability and efficiency of facility maintenance.

[0050] The maintenance server (300) is configured to receive information on a first facility (50) requiring repair from the management server (200), visit the first facility (50) based on the received repair information, repair the first facility (50), and then, when the repair is completed, transmit processing completion information to the management server (200).

[0051] In the embodiment, the maintenance server (300) is described as an example expressed as a terminal, but alternatively, it can receive the type of maintenance to be performed by the first facility (50) transmitted from the management server (200) in the form of a server, such as a management server (200), and can also be implemented as a terminal such as a PC or tablet in addition to the terminal.

[0052] Thereafter, the management server (200) can transmit processing completion guidance information of the first facility (50) for which maintenance has been completed to the user terminal (100) that guided the first facility (50).

[0053] In one embodiment, a user terminal (100) transmits information on a first facility (50) requiring maintenance to a management server (200), and the management server (200) selects a maintenance processing unit (e.g., a maintenance company) to perform maintenance on the first facility (50) and performs maintenance on the first facility (50), thereby allowing a facility manager to minimize the maintenance time for the first facility (50) requiring maintenance. In addition, since the manager can receive information on the first facility (50) requiring maintenance without having to visually inspect the facility, manpower and time efficiency for facility management can be improved.

[0054] Specifically, a user using the facility can report a malfunction, damage, etc. of a first facility (50) requiring maintenance by using a marker (55) attached to the facility. That is, the user transmits a video or image taken of the state of the first facility (50) to the management server (200). Accordingly, the manager operating the management server (200) can receive guidance on the first facility (50) requiring maintenance through information received from the user terminal (100) without having to visit the site to check the first facility (50) requiring maintenance.

[0055] At this time, the user terminal (100) can transmit maintenance information of the first facility (50) to the management server (200) using at least one input means among text, video, and image. In the embodiment, the user terminal (100) can guide the status of the first facility (50) using text, video, and image through a preset failure report page, and for this purpose, the management server (200) can provide the user terminal (100) with a failure report page (not shown) for reporting a facility failure when the user terminal (100) accesses the management server (200).

[0056] The breakdown report page is transmitted to the management server (200) so that it can receive breakdown and damage report details of the first facility (50) as well as manage breakdown and damage report details of the first facility (50). In an embodiment, after the maintenance processing unit repairs the breakdown and damage of the first facility (50), processing completion guide information can be transmitted to the management server (200). Based on the processing completion guide information of the first facility (50) transmitted to the management server (200), information on the maintenance period, type of maintenance, need for future management, etc. of the first facility (50) can be computerized, thereby enabling proactive management of the first facility (50) at the necessary time.

[0057] In an embodiment, when transmitting maintenance information for the first facility (50) via the fault report page, information on the user terminal (100) may be included in the transmission. This is to prevent the user terminal (100) from making false reports, and the information on the user terminal (100) may include the terminal number, the email format entered by the user, etc.

[0058] In an embodiment, when entering user terminal (100) information, the user terminal (100) information can be transmitted through an authentication process that verifies the user terminal (100) information, and the authentication process can be performed through an authentication means previously stored in the terminal, direct authentication of the terminal user (e.g., mobile phone authentication), etc.

[0059] Meanwhile, the processing completion guide information of the first facility (50) transmitted from the maintenance processing unit to the management server (200) can be transmitted from the management server (200) to the user terminal (100) that reported the failure or damage.

[0060] In another embodiment, the management server (200) may include a maintenance list for at least one of the type of failure and the severity of the failure for the maintenance information of the first facility (50).

[0061] The maintenance list can be categorized by possible failures that may occur depending on the facility. For example, if the facility is a streetlight, it can be categorized by 1) streetlight bulb off / flickering, 2) damage to the main body such as bending of the streetlight, 3) difference in light emission compared to surrounding streetlights, etc., and each failure can be categorized by pre-stored conditions.

[0062] Additionally, in embodiments of the present invention, the compensation list can be further subdivided or simply categorized according to conditions.

[0063] FIG. 2 is a diagram illustrating the configuration of a user terminal constituting a facility management system according to one embodiment of the present invention.

[0064] Referring to FIG. 2, the user terminal (100) of the facility management system is configured to take a picture of a marker (55) installed on a first facility (50) requiring maintenance, and transmit the taken marker (55) image, video, etc. to the management server (200).

[0065] Specifically, the user terminal (100) may include a communication unit (120), a light detection unit (130), a marker recognition unit (140), a memory (150), a processor (160), etc.

[0066] The communication unit (120) of the user terminal (100) can be connected to the management server (200) and can transmit maintenance information of the first facility (50) acquired by the user terminal (100) to the management server (200).

[0067] As a method of obtaining maintenance information of a first facility (50) requiring maintenance from a management server (200) through a communication unit (120), a marker (55) installed on the first facility (50) can be recognized through a marker recognition unit (140) of a user terminal (100). Here, the marker recognition unit (140) may be, for example, a camera, or alternatively, may be at least one of text messages, telephones, etc. capable of recognizing a marker (55).

[0068] Meanwhile, before recognizing the marker (55) through the marker recognition unit (140), the illumination around the first facility (50) installed can be measured. Since the facility is installed outdoors, it may be difficult to recognize the marker (55) in the evening or at night when the illumination is very low. Therefore, by measuring the illumination so that the marker (55) can be recognized in a brighter environment, it is possible to determine whether the conditions are conducive to recognizing the marker (55).

[0069] The illuminance detected by the illuminance detection unit (130) can be preset, and when illuminance below the preset condition is detected, the flash (not shown) of the user terminal (100) can be automatically activated. That is, when attempting to recognize a marker (55) at a time when the illuminance is low, light is irradiated onto the marker (55) to facilitate recognition of the marker (55).

[0070] This light detection unit (130) is a sensor that can measure the intensity of light entering the user terminal (100) from the surroundings, or can be based on the daytime light intensity, but the present invention is not limited by the setting criteria of the light detection unit (130) and the light intensity conditions.

[0071] As described above, in the case of very low illumination in the evening or at night, it may be difficult to recognize a marker (55) installed on a facility. To this end, a marker light-emitting unit capable of emitting light may be applied to the surface of the marker (55). For example, the marker light-emitting unit may be a fluorescent material. That is, a fluorescent material capable of emitting light in the case of low illumination in the evening or at night may be applied to the surface of the marker (55) so that the user terminal (100) can recognize the marker (55) even at low illumination times.

[0072] In an embodiment, the memory (150) may store authentication information for authenticating user terminal (100) information to transmit maintenance information of the first facility (50) acquired by the user terminal (100) to the management server (200), location measurement conditions using GPS pre-installed in the user terminal (100), etc. That is, the memory (150) may store data and commands for an operation in which the user terminal (100) collects maintenance information of the first facility (50) and then transmits it to the management server (200).

[0073] The processor (160) can control the overall operation of the user terminal (100) in addition to the operations related to the application programs stored in the memory (150). The processor (160) can process signals, data, information, etc. input or output through the components discussed above, or can drive the application programs stored in the memory (150) so that appropriate information or functions can be performed by the user terminal (100).

[0074] FIG. 3 is a drawing illustrating an example of guiding facility failure according to illuminance through a facility management system according to one embodiment of the present invention.

[0075] As previously explained, in the evening or at night when the lighting is very low, the user terminal (100) may have difficulty recognizing the marker (55) installed on the facility. To this end, a marker light-emitting part that enables the marker (55) to emit light may be applied to the surface of the marker (55).

[0076] For example, the marker light-emitting part may be a fluorescent material, and by applying the fluorescent material to the marker (55), the user terminal (100) may be configured to be able to recognize the marker (55) even at low illumination levels.

[0077] FIG. 4 is a diagram illustrating a process of guiding a facility requiring maintenance in a user terminal of a facility management system according to an embodiment of the present invention, FIG. 5 is a diagram illustrating a process of receiving maintenance information of a facility requiring maintenance and selecting a maintenance processing unit in a management server of a facility management system according to an embodiment of the present invention, FIG. 6 is a diagram illustrating a process of receiving maintenance information of a facility requiring maintenance and performing maintenance in a maintenance server of a facility management system according to an embodiment of the present invention, and FIG. 7 is a flowchart illustrating a facility management process according to an embodiment of the present invention.

[0078] Referring to the drawing, when a visitor (user) visiting a space such as a park discovers a first facility (50) among the facilities installed in the space that has a malfunction (breakdown, damage, etc.), the user can obtain maintenance information for the first facility (50) by scanning the marker (55) installed on each facility (step S110).

[0079] When the marker (55) is scanned, the user can be connected to the malfunction report page included in the marker (55), and the information about the facility written on the facility guide board installed in the first facility (50) can be written on the malfunction report page. At this time, the content written on the malfunction report page can include, in addition to the facility information, the location of the facility, the details of the malfunction to be reported, etc., and can be written by adding a video, image, etc. Additionally, when writing a malfunction report for the first facility (50), personal information such as the number and name of the user terminal (100) can be written to prevent false reports.

[0080] When the writing is completed, a guidance text with the written information about the failure of the first facility (50) can be received by the user terminal (100).

[0081] Thereafter, when a user writes a report of a failure of the first facility (50) through the failure report page, the management server (200) that manages the failure report page receives the report and can confirm the type of repair that the first facility (50) requires (step S120).

[0082] In addition, the management server (200) can receive failure reports received by phone, manually, etc. in addition to failure reports written by the user terminal (100), and can be segmented so that reports received by terminal and reports received by phone, manually, etc. can be stored and confirmed separately.

[0083] In addition, the management server (200) can classify reports by status, such as newly received failure reports, reports being processed (during maintenance processing), and reports for which maintenance has been completed, and can also check failure report details by region, facility type, processing status, period, etc.

[0084] When a failure report is received from the management server (200), a maintenance processing unit for repairing the first facility (50) can be selected based on the received maintenance information for the first facility (50) and a processing request can be sent to the selected maintenance processing unit (step S130).

[0085] In the process, the location of the first facility (50) requiring maintenance can be confirmed, and the confirmation of the location of the first facility (50) can be based on facility location information through a GIS geographic information system.

[0086] Afterwards, after the maintenance processing unit processes the maintenance of the first facility (50), the processing completion guide information can be transmitted to the management server (200), and the received processing completion guide information can be transmitted to the user terminal (100) that reported the failure to inform that the failure has been processed (steps S140, S150).

[0087] At this time, the management server (200) can select a maintenance processing unit based on the installed location of the first facility (50). Specifically, if the first facility (50) is installed in Region A, the company managing the first facility (e.g., streetlight) among the companies managing the facilities in Region A can be selected and the relevant information can be transmitted.

[0088] Alternatively, the first facility (50) may be installed in area A, but may also be installed adjacent to area B. In this case, the management server (200) may select a company managing the first facility among the companies managing the facilities in area B and transmit relevant information.

[0089] In addition, when there are multiple companies managing the first facility (50), the management server (200) can simultaneously transmit maintenance processing information for the first facility (50) to multiple companies, and can also approve the company that first approves the maintenance processing among the multiple companies to process the maintenance of the first facility (50).

[0090] In an embodiment, the maintenance processing unit may be guided to perform maintenance processing of the first facility (50) from the management server (200) via either a terminal or a server. In the following embodiment of the present invention, an example in which the maintenance processing unit is guided to perform maintenance processing via a terminal will be described.

[0091] As shown in Fig. 5, when the management server (200) requests maintenance processing of the first facility (50) to the maintenance processing unit, the maintenance processing unit can confirm the location of the first facility (50), the type of facility to be maintained, etc.

[0092] Based on the confirmed repair information, the repair processing unit can repair the failure of the first facility (50), and as described, after repairing the failure of the first facility (50), the processing completion guide information can be transmitted to the management server (200).

[0093] In an embodiment, the failure status of a facility installed in an outdoor environment can be checked in real-time or near-real-time, and the facility can be repaired by responding quickly to the failure. Specifically, a user terminal of a user using the space transmits information about a first facility requiring maintenance to a management server, and the management server selects a maintenance processor to repair the first facility and executes the repair of the first facility. This allows the facility manager to minimize the repair time for the first facility requiring maintenance. Furthermore, since the manager can receive information about the first facility requiring maintenance without having to visually inspect the facility, this improves the manpower and time efficiency of facility management.

[0094] Additionally, in this embodiment, it is possible to notify the administrator of facility malfunctions regardless of lighting conditions. Because the facility is installed outdoors, marker recognition may be difficult in extremely low-light conditions, such as evenings or nights. To address this, the system detects lighting conditions and recognizes markers, or applies a fluorescent marker-emitting element to the marker surface, enabling the user terminal to easily recognize the marker even in low-light conditions.

[0095] The technical features disclosed in each embodiment of the present invention are not limited to that embodiment, and, unless they are mutually incompatible, the technical features disclosed in each embodiment may be combined and applied to different embodiments.

[0096] Therefore, although each embodiment focuses on its own technical features, each technical feature can be applied in combination with each other as long as they are not mutually incompatible.

[0097] The present invention is not limited to the above-described embodiments and the attached drawings, and various modifications and variations are possible within the scope of those skilled in the art. Therefore, the scope of the present invention should be defined not only by the claims of this specification but also by equivalents thereof.
